Flat roof surveys for homes and businesses in Chesterton

A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. That is why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. Common reasons to book are pools of water lying on the roof and damaged trims at the roof edge, on felt flat roofs, mastic asphalt and single-ply membranes.

Older buildings in small places like Chesterton may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

What you get is a clear record of the flat roof on the day we saw it. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

Roof by roof

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.

Felt and built-up roofs

Felt roofs frequently last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

What happens on the day

The visit has one job: to see as much of the flat roof as can safely be seen and record it clearly. Notes and photos go into the written report. The visit normally takes about one to two hours for most houses; commercial roofs usually need 3–4 hours. Older roofs in small places like Chesterton can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from the ground, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

Advice

Surveys for landlords and agents in Chesterton

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

How we price flat roof surveys

All our prices include VAT. What changes the price is:

  • Roof area
  • The use of thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • Height and safe access

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We will tell you which package suits the questions you have.

What we need to know

If you can, have these to hand when you get in touch:

  • Pictures of the roof from a safe spot, if you have them
  • Dates you are working to, like exchange
  • Where water is showing inside, if it is
  • Access details, such as a loft hatch or a shared roof

A quick phone call is typically the easiest start: call 07833 053749 or send us an email and we will ask a few questions about the roof. You’ll have a price before anything is arranged.

What we can’t see

Before booking, it is worth knowing what a survey will not do:

  • Structural calculations, which need a structural engineer
  • Hidden layers beneath the covering
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey before booking. What our survey covers.

Roof types and parts we check

  • Felt flat roofs
  • Mastic asphalt
  • Upstands and outlets
  • GRP fibreglass
  • Single-ply membranes
  • EPDM rubber

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Chesterton: your questions answered

How do I find out if my home in Chesterton is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover Chesterton?

We do. The survey and report are the same in Chesterton as anywhere else.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so call 07833 053749 or send us an email with the address.

What will the report tell me?

Written findings with photographs, covering the condition of the flat roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Is a flat roof survey the same as a building survey?

No. It’s a survey of the flat roof. It isn’t a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. Many buyers use it alongside a building survey.

Can you find where water is getting through my flat roof?

The survey covers the covering and all the details where leaks normally begin, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

What a flat roof survey looks like in Chesterton

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you live in an older home near Church of St Mary, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. For businesses in and around places such as Bicester Avenue, outlets and upstands on commercial flat roofs are the places to check before trouble starts. If you own a rental within reach of Bicester Village station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
