Local roofs in Launton
West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.
For an older house near a landmark such as Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs. Anyone responsible for a site like Launton Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Bicester North station, a roof report helps you deal with small faults before they turn into a call from a tenant.

How a chimney survey works in Launton
For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. If you’ve noticed spalled or crumbling bricks and flaunching that has broken away, we can find out what’s behind it.
Some older homes in villages like Launton are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to.

How we price chimney surveys
To price your survey, we check:
- The roof’s overall size
- The use of thermal imaging or a drone
- The height of the building and how the roof can be seen safely
- The type of building, from a house to a block or an office
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.
Booking your survey
We will typically ask about:
- Access details, like a loft hatch or a shared roof
- Photos of the roof, taken safely from the ground or a window
- Where water is showing inside, if it is
- Your postcode, so we can check access and travel
To arrange a survey, ring 07833 053749 or use the contact form with the address and what you’d like to know about the roof. We will confirm the price before booking.
Roof by roof
Lead flashings
Over time, lead can lift or come away from the brickwork. We photograph any we find that look loose or damaged.
Rendered stacks
A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.
Tips from our surveys
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Keep the report to compare against at the next survey
- Ask for ventilated caps on redundant stacks
- Have the flue swept and checked if you use the fire
- Remove aerials or dishes from the stack if they’re no longer needed
With a shared stack, the report can help when talking to next door. It shows what we found and where, as far as we could see.
Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.
How it works
We don’t take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey typically takes between one and two hours for most homes, a little longer where there are several stacks. In a small place like Launton, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- You get a written report with photos and recommendations by email.
Preparing for the visit
- Agree roof access with the managing agent if it’s shared
- Leave a clear route to the loft
- Tell us about parking before the day

What this survey cannot tell you
Some things cannot be seen without opening up the roof, so a survey has limits:
- Gas safety checks, which need a Gas Safe registered engineer
- A structural engineer’s assessment
- Hidden sides of a shared stack
If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before you book. The full list of what we check.

DIY checks: what’s safe
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Common questions in Launton
Do you survey roofs for landlords with property near Bicester North station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.
Does a conservation area affect roof work in Launton?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do you use drones?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Do you look in the loft space?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you get in touch and we’ll explain what’s needed.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
What happens after the survey?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
