How we price gutter surveys
A few things affect what a survey costs:
- House, block, shop or office
- Whether you choose the Basic, Standard or Premium Survey
- Extensions, dormers and garages with roofs of their own
- The size of the roof
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

How a gutter survey works in Launton
Damp on walls, water marks under a valley or streaks down the brickwork can frequently be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so, with a suggested next step. We survey eaves gutters, valley gutters and downpipes, and common reasons people get in touch are soffits marked by water and valley or box gutters that overflow inside.
In a small place like Launton, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we cannot see
No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- Gutters out of sight from every safe viewpoint
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- What’s behind fascias and inside walls
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before you book. What a survey covers and does not.
What this survey covers
- Parapet and box gutters
- Eaves gutters
- Downpipes
- Fascias and soffits
- Outlets and hoppers
- Valley gutters
Leave it or get it looked at?
A gutter clear-out takes the leaves away but it will not explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Where a roof is exposed, as many are in small places like Launton, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
Questions from Launton
How do I find out if my home in Launton is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Is Launton within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
What does a gutter survey cost?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Just call 07833 053749 or send us an email for a price.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.
Are you insured?
We’re covered by professional indemnity and public liability insurance.
What does the report include?
Written findings with photos, explaining the condition of the gutter, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
What happens on the day
It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a hamlet or village like Launton, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- First, you tell us what you’ve seen, such as overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
How to prepare
- Point out any leaks or damp patches
- Let us know about parking before the day
- Buyers: confirm access with the estate agent or seller
Getting a price
If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.

Tips from our surveys
There is plenty you can do without going near the roof. What helps most:
- Book gutter clearing once a year, more often near trees
- Watch the gutters during heavy rain
- Include valley, parapet and box gutters when clearing
- Watch for green marks down the brickwork
For let and shared buildings, the report can go on file and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Get the gutters cleared every year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
Gutter surveys around Launton
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.
If you look after a building such as Launton Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For businesses in and around places such as Bicester Village, a dated report on the roof is useful for planning and for any lease discussions. If you own a rental within reach of Bicester North station, a roof report helps you deal with small faults before they turn into a call from a tenant.
