Ambrosden: your questions answered

Does a conservation area affect roof work in Ambrosden?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Will you come out to Ambrosden?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Will you check the drains below ground?

No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we will explain what’s needed.

Do you test soffits or gutters for asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

What’s in the survey report?

Written findings with photographs, covering the condition of the gutter, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

About our gutter survey in Ambrosden

Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. If the evidence points elsewhere, like a flashing or the roof covering, we will say so, with a suggested next step. We survey parapet and box gutters, fascias and soffits and eaves gutters, and people most often book us about overflowing valley or parapet gutters and leaks at the gutter joints.

Houses in smaller places like Ambrosden can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

What a gutter survey looks like in Ambrosden

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 3.5 miles south lies Boarstall Tower, a reminder of how long the area around Ambrosden has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you live in an older home near Church of St Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Bicester Village station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Shop and office owners around Bicester Village may find that a dated report on the roof is useful for planning and for any lease discussions.

Ambrosden is about 3 miles south-east of Bicester, in Oxfordshire. We visit Ambrosden as part of our work across Oxfordshire, for homes and businesses alike. We cover towns and villages across Oxfordshire, large and small. Oxford is in our area too.

Landlord and commercial surveys in Ambrosden

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.

Roof by roof

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We check joints, brackets and the line of each run.

Why act early in Ambrosden

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. On a bungalow or cottage around Ambrosden, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What we do, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. A visit to Ambrosden is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Before we arrive

  • If you’re buying, let the agent know when we are coming
  • Agree roof access with the managing agent if it is shared
  • Make sure the loft hatch can be reached

What we cannot see

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Rot or damp concealed behind fascias or inside walls
  • Pipes below ground level

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

Tips from our surveys

You don’t need to be a roofer to help. Here’s what helps most:

  • Have overhanging branches cut back
  • Ask for valleys and parapet gutters to be cleared too
  • Check for spilling water in a downpour
  • Leave gutter checks at height to someone equipped for it

If we think the problem lies underground, we will say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.
