Roof leak investigation in North Weston
Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and follow the evidence. Every chimney, dormer and roof light adds more joints to check. Each one is looked at from wherever it’s safe to see it. We survey rooflights and dormers, slate and tile slopes and the roof space, and the problems we’re asked to look at most are a leak that comes and goes with the weather and ceiling stains that grow after rain.
Being in a small place like North Weston makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Checking the roof from the ground
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Your questions about roof leak investigations in North Weston
Is my home in North Weston listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you carry out roof surveys in North Weston?
Yes, North Weston is one of the places we work. Every survey there gets the same written report with photos.
How do you tell a leak from condensation?
Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is often spread out and worse in cold weather. The report explains which it looks like and what to do.
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
What should I do before you arrive?
Check the loft can be reached. Gather any photos and notes about when it leaks, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.
Do you take photos of the roof?
Yes. Photographs are part of every report, so you can see each point for yourself.
Will you definitely find the leak?
Not every leak can be pinned down in a single visit. Many leave clear signs, but intermittent leaks that need particular weather can be harder. We report what we found and the likeliest sources.
Leave it or get it looked at?
Lingering damp encourages mould on ceilings and walls. It is unpleasant, and it’s harder to deal with once established. Stopping the water is the first step. In a small place like North Weston, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Wind, rain and roofs in North Weston
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the roof type helps narrow down where water may be getting in. The wider area around North Weston has a long history of building, with Adwell House about 3.9 miles south. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.
For landlords with property near Haddenham & Thame Parkway station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. For an older house near a landmark such as Parish Church of St Mary Magdalene, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. For site and facilities teams at buildings like Lord Williams's School, tracing a leak on a big roof starts with where the water appears and works back.

Useful tips for North Weston property owners
These tips come from what we see on roofs every week:
- Leave roof access to professionals
- Protect furniture and flooring under the leak
- Write down the wind direction and rain when it leaks
- Mention any plumbing above the damp area
Your report arrives by email, with photographs of what we found. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.
Check the loft after heavy rain, with care and a good torch. Look for drips, damp patches and stains on timbers. Photograph anything new.
What a roof leak investigation does not cover
Without opening up the roof, some things stay hidden, and that sets some limits:
- Defects hidden under coverings or inside walls without opening up
- Structural calculations (that is a structural engineer’s job)
- Leaks from plumbing, tanks or pipework rather than the roof

What happens on the day
Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey usually takes an hour or two, more where the leak is intermittent or the roof is large. Older roofs in small places like North Weston can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- From the roof space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- You receive a report with the likely source, photos and recommendations.
