Roof leak investigations for Albury homes and businesses

Albury: your questions answered

Do you carry out roof surveys in Albury?

We do. The survey and report are the same in Albury as anywhere else, and visits run on weekdays and weekends.

Will you come out to Albury?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Is it a leak or condensation?

It is a common question. A leak normally shows in one area and follows rain, while condensation is often spread out and worse in cold weather. The report explains which it looks like and what to do.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

How much is a survey?

Roof leak investigation starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Roof leak investigation in Albury

Roof leaks rarely show up where you’d expect. It can run along a rafter, a batten or the underlay before it drips, so the stain on your ceiling is seldom right under the hole. We follow it back towards where it starts, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Finding the route first lets the repair go where it’s needed. If you are worried about staining where a gutter or parapet meets the wall and water coming in around a roof light or dormer, a survey will tell you what’s going on, whatever the roof.

Roofs in small places like Albury often stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Leaks and storm damage in Albury

Historic houses such as Adwell House, about 4.3 miles south-east, show how far back building in the area around Albury goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering and its details give the first clues when tracing where water is coming from.

Do you need a roof leak investigation in Albury?

Some water in the loft isn’t rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, especially where ventilation is poor. Wet nail tips and damp underlay over a wide area are classic signs.

Typical things we are asked to look at include:

  • Drips in the loft during heavy rain
  • Drips from nail tips in a cold loft
  • Staining around the chimney inside
  • Damp ceilings under a flat roof

The streets around a church like Church of St Helen are often among the oldest in a place, and if your house is among the older ones nearby, lead flashings, valleys and old chimneys are typical places for water to get in.

What a good roof survey covers

What we cannot see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Water from pipes, tanks or heating systems
  • Carrying out the fix
  • A promise to find every leak on a single visit

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

What we check

  • Lead flashings
  • Valleys and parapet gutters
  • Slate and tile slopes
  • Chimney stacks
  • Rooflights and dormers
  • The roof space
  • Flat roof details

What we do, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes between one and two hours for most houses, and about three to four hours for a commercial roof. Around Albury, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Preparing for the visit

  • For flats, make sure roof access has been agreed
  • Have keys ready for side gates, garages or roof access doors
  • If you are buying, check with the agent that we can get in

Useful tips for Albury property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Don’t touch fittings that water is reaching
  • Protect furniture and flooring under the leak
  • Make sure the loft is accessible
  • Tell us if there are tanks or pipes in the loft

Once the work is done, hold on to the report. If the leak returns, it’s a useful record of what was found, which makes the next step quicker.

After a downpour, look in the loft space with a torch, keeping to boarded areas. Look for drips, damp patches and stains on timbers. Take photos of anything that changes.

What we look for on each type of roof

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. A blocked outlet sends water over the lining and into the building.

Lead flashings

Some roofs have mortar where you’d expect lead. Fillets crack and pull away over time, and water runs down behind them.
