How a roof leak investigation works in Salford

Our roof leak investigations cover Salford and the wider South East. We visit on any day of the week. The investigation covers inside and out, from the stain to the likely entry points. The findings come in a written report with photos. If it is leaking right now, contain the water and keep it clear of electrics, then ring 07833 053749 or send us an email. If you’ve noticed leaks below a flat extension roof and a leak that comes and goes with the weather, we can find out what’s behind it, on slate and tile slopes, flat roof details and rooflights and dormers alike.

Roofs in small places like Salford often stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

If any part of the leaking roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

The survey, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes an hour or two, more where the leak is intermittent or the roof is large. In a hamlet or village like Salford, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. We email a written report showing where the water most likely gets in.

What happens if roof problems are left?

Lingering damp encourages mould on ceilings and walls. Once mould takes hold, it’s harder to clear. Stopping the water is the first step. In a small place like Salford, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

All our prices include VAT. Prices start from £150, including VAT. You’ll know the price for the job before you book.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The use of thermal imaging or a drone
  • Building height and the viewpoints available
  • Whether you choose the Basic, Standard or Premium Survey
  • The roof’s overall size

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the exact price before booking.

What we need to know

These details help when you contact us:

  • Dates you’re working to, such as exchange
  • The property’s address and postcode
  • What’s prompted the survey
  • Any marks or damp showing indoors

We confirm the price for your roof before booking, so you know the cost up front. Our price is from £150, including VAT. To book, ring 07833 053749 or use the contact form.

Can I check my roof myself?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Signs you need a roof leak investigation in Salford

Flat roofs fail with age and wear. Felt often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Upstands and outlets are common weak points.

Typical things we’re asked to look at include:

  • Stains around a skylight
  • Water marks that spread in wet weather
  • Damp underlay across a wide area
  • Drips in the loft during heavy rain

Landlords with a home close to Kingham station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

Questions to ask before booking

  • Which viewpoints they use to see the roof
  • How soon the report will arrive
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Their insurance cover

Salford questions

Do you cover smaller places like Salford?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you cover Salford?

Yes, Salford is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or send us an email and tell us about the property, and we’ll talk through which survey suits.

How long does a roof leak investigation take?

Allow about 1–2 hours, more where the leak is intermittent or the roof is large. We’ll confirm what to expect when we arrange the visit.

Does someone need to be in?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

Will you fly a drone over my roof?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Different roofs, different checks

Flat roof upstands and outlets

Outlets drain a flat roof. A blocked outlet leaves water standing, which tests every joint. We check outlets and the covering around them.

Valleys

Leaves and moss build up in valleys and hold water back. In heavy rain, it can spill under the edges of the slates or tiles.

Wind, rain and roofs in Salford

About 2.6 miles west lies Chastleton House, a reminder of how long the area around Salford has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these roof types has its own typical places for water to get in.

For site and facilities teams at buildings such as Chipping Norton School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If yours is one of the older homes in the streets near Church of St Mary, old mortar, worn lead and slipped slates are the usual suspects when water gets in.
