Roof surveys for Salford homes and businesses

What a roof survey does not cover

A survey is a proper look at the roof, but it can’t do everything. The main limits are:

  • Asbestos testing of any kind
  • Walls, floors and services below the roof
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before booking. The full list of what we check.

What we look at

  • Lead flashings
  • The roof space
  • Natural slate
  • Chimney stacks
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Flat roofs

How a roof survey works in Salford

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, while others just want to know where they stand. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey ridges, hips and valleys, clay and concrete tiles and lead flashings, and common reasons people get in touch are debris building up in roof valleys and torn or sagging underlay.

Some older homes in villages like Salford are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

How the survey changes by roof type

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. We look for lifted, cracked or slipped tiles, especially at the verges and ridge.

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. That’s why we check them closely.

The survey, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Salford frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. We email a written report with photos and recommendations.

Local roofs in Salford

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. The wider area around Salford has a long history of building, with Chastleton House about 2.6 miles west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Church of St Mary: old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Kingham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as Chipping Norton School, large buildings have long gutter runs and big roofs that need checking like any other.

Salford is about 12 miles north of Witney, in Oxfordshire. Salford is part of the area we cover and the surrounding area across London and South East England. We cover towns and villages across Oxfordshire. We also survey roofs in Oxford.

Your questions about roof surveys in Salford

Can a landlord with a rental near Kingham station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Is Salford within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you carry out asbestos surveys?

No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you go up on the roof?

Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Landlord and commercial surveys in Salford

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

Checking the roof from ground level

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Useful tips for Salford property owners

A survey works best with a little help from you, before and after. Tips:

  • Watch for slipped slates after bad weather
  • Mention any damp patches as you book
  • File the report with your home documents
  • Make sure we can open the loft hatch

We email the report to you, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.
