Chimney survey in Salford
Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check what can safely be seen and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. Everything is written up with photos and what we recommend. We are often asked to look into signs that a stack is leaning and eroded joints in the brickwork, on shared and party-wall stacks, chimney breasts and flaunching.
Some older homes in villages like Salford are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What a chimney survey doesn’t cover
To be straight with you, there are limits to any roof survey:
- Whether a stack needs rebuilding on structural grounds
- Flue inspections or sweeping
- Hidden damage within the stack
If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey before booking. The full list of what we check.
What this survey covers
- Chimney breasts
- Lead flashings
- Brick chimney stacks
- Flaunching
- Chimney pots and cowls
- Shared and party-wall stacks
What we look for on each type of roof
Brick stacks
Many older stacks were built with lime mortar. Repairs should suit the original materials, which we mention where relevant.
Chimney pots and cowls
Each pot is bedded into the flaunching, often with a cowl or cap on top. The survey looks for cracked, loose or missing pots and cowls.
Landlord and commercial surveys in Salford
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
Tips from our surveys
Most of what helps is simple and safe from the ground. A few suggestions:
- Check with the council before altering a stack in a conservation area or on a listed building
- Remove aerials or dishes from the stack if they’re no longer needed
- Use the report as a baseline for future checks
- Check your stacks from ground level after strong winds
You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect so anyone reading it can see what we saw.
Look at your chimneys from ground level now and then, especially after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.
Your questions about chimney surveys in Salford
Do you survey roofs for landlords with property near Kingham station?
Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.
Will you come out to Salford?
We do. Villages and rural addresses get the same survey as a town house.
Will you walk on the roof?
Only where it is safe to do so. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
What causes damp on a chimney breast?
There are a few common causes: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. Our survey checks each of these and records the likely cause.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
What should I do with a chimney I don’t use?
It depends on its condition and your plans. The survey shows its condition and how it’s been capped. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.
Do you use drones?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
What a chimney survey looks like in Salford
With Chastleton House about 2.6 miles west, Salford sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you live in an older home near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Kingham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings such as Chipping Norton School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Around Salford
We work in homes and buildings around The Black Horse pub. For rail, the closest station is Kingham station, roughly 3.9 miles south-west of the centre. Nearby you will also find Wheelbarrow Castle (2.4 miles north-west) and Chipping Norton Museum of Local History (1.6 miles east).
What happens on the day
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes roughly 1–2 hours for most homes, a little longer where there are several stacks. In a hamlet or village like Salford, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- We check the chimney breasts and the stack in the roof space where we can reach them.
- The findings are written up with photographs and recommendations and emailed to you.
Getting ready for the survey
- Make sure the loft hatch can be reached
- Check pets are kept safely away
- If it isn’t your property yet, arrange access through the agent

Why get it checked now?
Most people never get a close look at their chimney stacks. Problems often go unnoticed until damp appears inside. A survey gives you a clear picture before that happens. Older and listed buildings around Salford may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We’ll tell you which package suits the questions you have.
