Independent roof leak investigations in Whitchurch-on-Thames

Roof leak investigation in Whitchurch-on-Thames: what you get

Roof leaks rarely show up where you’d expect. Water often travels along timbers or underlay before it finds a way down, so the stain on your ceiling is seldom right under the hole. We follow it back towards where it starts. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. If you are worried about a leak that comes and goes with the weather and damp walls below an overflowing gutter, we can find out what’s behind it.

Somewhere as small as Whitchurch-on-Thames, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. We check what can safely be seen and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we look for on each type of roof

Valleys

Valleys collect water from two roof slopes. Worn or split linings and slipped valley tiles let it under the coverings.

Chimney stacks

A stack has several possible ways in for rain. Each is checked from every safe vantage point.

Whitchurch-on-Thames: your questions answered

Do you cover smaller places like Whitchurch-on-Thames?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you carry out roof surveys in Whitchurch-on-Thames?

Yes, Whitchurch-on-Thames is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

What do I do with the report?

You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Do you take photos of the roof?

Yes, plenty. Pictures sit next to the findings they show.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Why is not the leak directly above the stain?

Rain that gets in will run along whatever it lands on. On a pitched roof it often runs down a rafter before it shows. Following that route is what our investigation does.

Tips from our surveys

You do not need to be a roofer to help. Here’s what helps most:

  • Keep water away from lights and sockets
  • Take dated photos of the leak
  • Stay off ladders and the roof
  • Check whether pipes or tanks run near the stain

If the leak turns out to be condensation, the report says so, with recommendations on ventilation. That avoids roof work that wouldn’t help.

Keep the roof space ventilated. Air movement keeps condensation down, and condensation is a common false alarm. Keep insulation clear of the eaves.

Leaks and storm damage in Whitchurch-on-Thames

Basildon Park, about 1.7 miles west, is one of the historic houses in the wider area around Whitchurch-on-Thames. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these roof types has its own typical places for water to get in.

If you look after a building such as Whitchurch Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. For an older house near a landmark such as Church of St Mary, lead flashings, valleys and old chimneys are typical places for water to get in. If you let a flat or house near Pangbourne station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Surveys for landlords and agents in Whitchurch-on-Thames

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Should I look at the roof myself first?

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

What we do, step by step

The aim of the visit is simple: to look at the leaking roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes between one and two hours for most houses, though large, tall or awkward roofs take more time. In a small place like Whitchurch-on-Thames, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Getting ready for the survey

  • Clear the way to the loft hatch
  • If the roof is shared, arrange access with whoever manages the building
  • Have any questions written down, so nothing gets missed
