Roof leak investigations for Fritwell homes and businesses

What we look for on each type of roof

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Water then gets in along the top of the roof.

Flat roof upstands and outlets

Flat roof water can travel under the covering before it shows. Where conditions allow, moisture readings and thermal imaging help narrow it down.

Roof leak investigation in Fritwell

Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. We look at all of them, from every safe vantage point. Typical surveys look at damp on a chimney breast and condensation that looks like a leak, across slate and tile slopes, flat roof details and rooflights and dormers.

For a small place like Fritwell, the inspection is the same as anywhere: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Why it is worth a survey now in Fritwell

Damp loft insulation loses much of its value. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. Older cottages and farmhouses around Fritwell can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

What we do, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes an hour or two for most homes, though a hard-to-trace leak can take longer. Cottages and farmhouses around Fritwell often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • Mention any parking restrictions on your street

Tips that help

Small things make a difference. Our tips:

  • Protect furniture and flooring under the leak
  • Photograph the stain each time it appears
  • Tell us if there are tanks or pipes in the loft
  • Let us know what has already been tried

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. You can ask us about anything that is not clear.

Do not block the vents at the eaves. Good airflow reduces condensation, and condensation is a common false alarm. Make sure insulation doesn’t block airflow at the eaves.

Fritwell roofs and the weather

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Different coverings let water in at different points, which shapes where the search starts.

If your home is one of the older ones in the streets near Church of St Olave, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you look after a building such as Fritwell Church of England Primary School, tracing a leak on a big roof starts with where the water appears and works back. Landlords with a home close to Heyford station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Fritwell: your questions answered

Will you come out to Fritwell?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Fritwell?

Yes. We survey roofs across London and the South East, and Fritwell is part of that. You can phone 07833 053749 or use the contact form with the address and some details.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Can thermal imaging help find my roof leak?

Where conditions suit, it can. The best results come after a sunny day, on a dry roof with little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.

Can you survey at the weekend?

Surveys run on any day of the week. To arrange a date, call 07833 053749 or send us an email.

Can a leak be traced on a dry day?

Usually, yes. Moisture detection shows where materials are damp even on a dry day. For leaks that only happen in certain storms, we report the most likely routes.
