Storm damage roof reports in Fritwell

Storm damage roof report in Fritwell: what you get

Our storm damage report gives you an independent, written record of how a storm has affected your roof. We record each area of damage, photograph it and note the likely cause. It’s yours to pass to your insurer. The decision on any claim rests with your insurer and its policy wording. We are not loss adjusters, and we can’t tell you whether a claim will succeed. If you’re worried about water coming in after the storm and damaged flat roof membrane, we can find out what’s behind it, on slate and tile slopes, flat roofs and ridges and hips alike.

Somewhere as small as Fritwell, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. We check what can be seen safely and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • A decision on your insurance claim
  • How your policy defines a storm
  • The work of a loss adjuster appointed by your insurer

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

Fritwell roofs and the weather

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these roof types has its own typical places for water to get in. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you own a rental within reach of Heyford station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Anyone responsible for a site like Fritwell Church of England Primary School will know that a leak through a large roof is often found some distance from where the water shows inside. If you live in an older home near Church of St Olave, lead flashings, valleys and old chimneys are typical places for water to get in.

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • File receipts for anything you pay for
  • Photograph damage inside the house too
  • Keep a note of the date of the storm
  • Photograph the damage safely from below

Your insurer may send a loss adjuster to look at the damage. Our report gives you an independent record alongside theirs.

Have overhanging branches looked at by a tree surgeon. They can damage the roof in high winds.

For landlords and managing agents

Landlords and agents in Fritwell book surveys as well as householders. A report with photos gives you a clear record of the roof.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

Prices for storm damage roof reports in Fritwell

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • If the survey needs thermal imaging or a drone
  • Whether it’s a home or a commercial building
  • Building height and the viewpoints available
  • Basic, Standard or Premium

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Fritwell questions

Is my home in Fritwell listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you cover Fritwell?

Yes, Fritwell is one of the places we work. The survey and report are the same in Fritwell as anywhere else.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To find a day that suits you, phone 07833 053749 or use the contact form.

Do you climb onto every roof?

Only if it’s safe. We check everything that can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. Anything we can’t see is noted in the report.

What wind speed counts as a storm?

There is no single figure. Many use gusts of about 55 mph, but each policy sets its own definition. Check your policy wording.

Do you act for me with my insurer?

No. We aren’t loss adjusters and don’t act for you with the insurer. We give you an independent report of the damage for you to send to your insurer.

Will my insurer pay for an old roof?

Wear and tear is not usually covered. Our report gives an honest view of what’s recent damage and what’s older wear. The claim decision is your insurer’s.

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

How it works

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes an hour or two at a typical home, and about three to four hours for a commercial roof. Around Fritwell, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First we go through when the storm hit and what you’ve noticed.
  2. The roof is inspected from safe positions.
  3. Each area of damage is photographed and described.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. We send you the report by email for your insurer.

How to prepare

  • Dig out any old roof reports or invoices
  • Keep pets in another room
  • Unlock side gates and any roof access doors
