Gutter survey in Fritwell

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We’re often asked to look into gutters that have fallen out of line and leaks at the gutter joints, on outlets and hoppers, downpipes and fascias and soffits.

Some older homes in villages like Fritwell are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

Common questions in Fritwell

How do I find out if my home in Fritwell is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Fritwell?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you survey at weekends?

Yes. Surveys are carried out on any day of the week. Just phone 07833 053749 or email us to arrange a day.

Is there a good time of year to book a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.

Does someone need to be in?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we’ll agree the details when you book.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and the report says so.

What will the report tell me?

It works through the roof part by part, in writing and with photos. Points are put in order of urgency where relevant.

What happens if roof problems are left?

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. For an older or listed building in a place like Fritwell, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the exact price before booking.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Honest limits

Before booking, it is worth knowing what a survey will not do:

  • Confirming asbestos in older rainwater goods
  • Blockages deep inside downpipes
  • The inside of buried drains

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and record our findings for the written report. Most visits take roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. In a hamlet or village like Fritwell, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

Roofs, chimneys and gutters in Fritwell

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

The streets around a church like Church of St Olave are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Heyford station, a dated record of the roof is useful when planning maintenance across a let. If you look after a building like Fritwell Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
