Common roof problems in Fewcott

Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before it causes more harm.

Problems we come across often include:

  • Brackets that have dropped or snapped
  • Water spilling over the gutter edge
  • Gutters full of debris and silt
  • Joints that drip after rain

If you live in an older home near Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs.

What’s in a roof survey

About our gutter survey in Fewcott

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, but we flag anything that could contain it. We survey parapet and box gutters, downpipes and fascias and soffits, and the problems we are asked to look at most are dripping or leaking gutter joints and valley or box gutters that overflow inside.

Somewhere as small as Fewcott, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

The report records the gutter as we found it on the day. It is useful straight away, and a good reference for later, like when you want to compare after future work.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours for most houses, and longer for a large or complex roof. Around Fewcott, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. The loft space is checked for water marks if it is safe to get into.
  5. You get a report with photos and recommendations.

Before the survey

  • Make sure the loft hatch can be reached
  • If you are buying, check with the agent that we can get in
  • Agree roof access with the managing agent if it’s shared

Fewcott: your questions answered

Will you come out to Fewcott?

Yes, Fewcott is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can a landlord with a rental near Bicester North station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or use the contact form with the details.

Does the season matter for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

What’s the best way to book?

The quickest way is to phone 07833 053749 or email us. Let us know the address and a little about the roof, and we’ll point you to the right survey. We survey seven days a week.

Will I get photos?

Yes, every report has them. Each finding is shown in a picture where possible.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and we’ll note that in the report.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of old gutters, downpipes or soffits
  • Underground drains, which need a CCTV drain survey
  • Gutters out of sight from every safe viewpoint

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

What we look for on each type of roof

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.

Box and secret gutters

Box gutters sit within the roof or behind a wall, so overflows can end up inside. We check them where they can be seen safely.

What a gutter survey looks like in Fewcott

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Why get it checked now?

Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. Older and listed buildings around Fewcott may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
