Chimney survey in Fewcott

Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there is safe access. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. Common reasons to book are damaged chimney pots and cowls and bricks with flaking faces, on lead flashings, chimney breasts and brick chimney stacks.

In a village or hamlet like Fewcott, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You will see the good as well as the bad.

FAQs for Fewcott

Is Fewcott within the area you cover?

Yes. Fewcott is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

I let a flat near Bicester North station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or send us an email with the address and a few details.

Is it a structural engineer’s report?

No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take about one to two hours for most houses, and longer for a large or complex roof. The written report follows by email.

Can you survey a chimney stack we share with next door?

Yes. We inspect whatever is safely visible and what you give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.

How much is a survey?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

What a chimney survey looks like in Fewcott

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For landlords with property near Bicester North station, the gap between tenancies is a good time to have the roof looked at. Take an older house close to Church of St Mary: old fixings, lead flashings and tall chimneys are typical of older roofs.

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Whether a gas appliance or its flue is safe
  • Areas we can’t view from safe positions
  • Conditions inside walls

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey. What our survey covers.

What this survey covers

  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Flaunching
  • Chimney breasts
  • Lead flashings
  • Brick chimney stacks

What affects the cost of chimney surveys

Prices vary from roof to roof, for these reasons:

  • Whether you choose the Basic, Standard or Premium Survey
  • The use of thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • How tall the building is and how easy the roof is to see

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

Here’s what helps us most when you get in touch:

  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode
  • Any deadline, like an exchange date
  • Pictures of the roof from a safe spot, if you have them

To book a survey, call 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. We will confirm the price before booking.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Why get it checked now?

If you’re thinking of removing or reducing a stack, it is useful to know its condition first. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. In a place like Fewcott, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Glance at the stacks from the street now and then
  • Never climb onto the roof to look at a chimney
  • Book a sweep for flues that are in use
  • Find out whether changes to a stack need permission

The report is emailed to you, ready to share with a roofer or builder. We use plain English and a photo for each defect so anyone reading it can see what we saw.

Make sure redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

What happens on the day

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. If you have questions on the day, just ask. In a small place like Fewcott, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

How to prepare

  • Show us where any leaks or stains appear
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Unlock side gates and any roof access doors
