Chimney surveys for homes and businesses in Middleton Stoney

Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. You get a report with photos and our recommendations. It suits a single stack on a house as well as several on a larger building. We survey flaunching, chimney pots and cowls and shared and party-wall stacks, and common reasons people get in touch are gaps where the stack meets the roof and mortar washing out of the joints.

Some older homes in villages like Middleton Stoney are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What we look for on each type of roof

Chimney pots and cowls

A loose or cracked pot can fall from height. We record their condition with photographs.

Brick stacks

Spalled bricks, where the face has flaked off, are a sign of water and frost. Any spalling is noted with photos.

What happens on the day

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect roughly 1–2 hours at a house, as part of a look at the roof around the stack. Around Middleton Stoney, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Preparing for the visit

Common questions in Middleton Stoney

Does a conservation area affect roof work in Middleton Stoney?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you come out to Middleton Stoney?

Yes, Middleton Stoney is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Should I worry about a leaning stack?

Have it checked rather than leaving it. Stacks can lean when mortar on one side breaks down. We record its condition with photos, and a structural engineer can assess whether it needs work.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or use the contact form.

Tips that help

Most of what helps is simple and safe from the ground. Our suggestions:

  • Keep track of stains on chimney breasts
  • Use the report as a baseline for future checks
  • Never climb onto the roof to look at a chimney
  • Find out whether changes to a stack need permission

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

Leave it or get it looked at?

A loose pot or brick can fall from height. A survey picks them out so they can be made safe by a roofer. For older village homes like those around Middleton Stoney, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

What a chimney survey looks like in Middleton Stoney

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a shop, office or commercial unit, for instance near Bicester Avenue, a roof report helps plan work around trading rather than after a leak. For an older house near a landmark like Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Heyford station, a dated record of the roof is useful when planning maintenance across a let.

Can I check my roof myself?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
