Gutter surveys in Ardley

About our gutter survey in Ardley

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, we’ll say so in the report, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. Common reasons to book are gutters overflowing in heavy rain and sagging gutters and loose brackets, on eaves gutters, parapet and box gutters and downpipes.

In a small place like Ardley, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

What you get is a clear record of the gutter on the day we saw it. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

Landlords, agents and block managers in Ardley

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

Ardley questions

I let a flat near Bicester North station. Can you check the roof?

Yes, rented property is part of what we cover. Just call 07833 053749 or send us an email and tell us about the building.

Does a conservation area affect roof work in Ardley?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you go up on the roof?

Only where it is safe to do so. We look at everything that can safely be seen: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Do you survey at weekends?

Yes. Surveys are carried out on any day of the week. Just phone 07833 053749 or drop us an email to arrange a day.

Does someone need to be in?

Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Do you use drones?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Honest limits

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Gutters out of sight from each safe vantage point
  • What’s behind fascias and inside walls
  • Blockages deep inside downpipes

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before booking. What our survey covers.

Leave it or get it looked at?

Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without it, you are relying on what can be seen from the pavement. In a small place like Ardley, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Local roofs in Ardley

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Useful tips for Ardley property owners

These tips come from what we see on roofs every week:

  • Include valley, parapet and box gutters when clearing
  • Check the loft with care after heavy rain
  • Check from ground level or a window, not a ladder
  • Check for spilling water in a downpour

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Less debris means fewer blocked outlets.

Signs you need a gutter survey in Ardley

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

These are some of the problems a survey can pick up:

  • Joints that drip after rain
  • Blocked outlets and hoppers
  • Downpipes that are split or coming away
  • Gutters packed with leaves or moss

If you live in an older home near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What’s in a roof survey

How the survey works

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Older rural homes like those around Ardley can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Getting ready for the survey
