Roof Survey in Ardley
Roof surveys around Ardley, with findings in writing and pictures to back them up. Book a weekday or weekend visit.
- Torn or sagging underlay
- Ponding, splits or blisters on flat roofs
- Worn lead at chimneys and abutments
Can I check my roof myself?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Roof survey in Ardley: what you get
Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. If you’ve noticed flashings that have come away from the wall and loose ridge or hip tiles, we can find out what’s behind it, on the roof space, natural slate and ridges, hips and valleys alike.
Some older homes in villages like Ardley are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible.

What a roof survey does not cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- An exact number of years the roof has left
- The condition of the rest of the building (that’s a RICS home survey)
If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey before booking. The full list of what we check.

- Natural slate
- Chimney stacks
What we do, step by step
After the inspection, everything we found is written up in a report with photos. As for time on site, it typically takes between one and two hours for a house, or half a day or so for a commercial building. In a small place like Ardley, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We check the roof from each safe vantage point outside.
- Inside, we check the loft space where there’s safe access.
- We email a written report with photographs and recommendations.
Preparing for the visit
- Make sure pets are kept safely away
- If the roof is shared, arrange access with whoever manages the building
- Find any records of previous roof work

Advice
When to book a survey in Ardley
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack. Missing lead is not unusual either, as thieves target it.
A survey makes sense if you’ve noticed:
- Gutters that overflow in heavy rain
- Slates or tiles that have slipped or broken
- Flashings that have come away from the wall
- Leaning or weathered chimney stacks
If you let a flat or house near Bicester North station, a roof report helps you deal with small faults before they turn into a call from a tenant.
What to check before booking
- Whether they hold professional indemnity and public liability insurance
- Whether the roof space is looked at, where there is one
- Is VAT included in the price?
- How soon the report will arrive
Local roofs in Ardley
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
If you live in an older home near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Why get it checked now?

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You’ll know the exact price before booking.
