Roof survey in Caulcott

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. If you’re worried about crumbling chimney pointing or cracked flaunching and condensation or damp timbers in the loft, we can find out what’s behind it, on flat roofs, chimney stacks and lead flashings alike.

Some older homes in villages like Caulcott are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. You’ll see the good as well as the bad.

What we’re asked to look at in Caulcott

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

Most people get in touch after spotting something like this:

  • Blocked, sagging or leaking gutters
  • Cracked mortar along the ridge
  • Crumbling chimney pointing or cracked flaunching
  • Ponding, splits or blisters on flat roofs

Take an older house close to Heyford Park Chapel: its chimney, valleys and lead work are likely to be the parts that need attention first.

What’s in a roof survey

Caulcott: your questions answered

Does a conservation area affect roof work in Caulcott?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Heyford station book a roof survey?

Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and a few details.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.

Will the report say how many years my roof has left?

We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

Surveys for landlords and agents in Caulcott

Landlords and agents in Caulcott book surveys as well as homeowners. A written report with photos gives you a clear record of the roof.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Can I check my roof myself?

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Prices for roof surveys in Caulcott

All our prices include VAT. What changes the price is:

  • Extra roofs, like extensions, dormers or garages
  • House, block, shop or office
  • Building height and the viewpoints available
  • Roof area

Prices quoted always include VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

You don’t need to know any roofing terms. It’s enough to let us know:

  • Where any leaks, stains or damp patches show inside
  • What’s prompted the survey
  • Anything about access we should know
  • Dates you are working to, such as exchange

To arrange a survey, call 07833 053749 or use the contact form with the address and what you’d like to know about the roof. We will confirm the price before you book.

The survey, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. For a village or hamlet like Caulcott, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there is safe access.
  5. We email a written report with photos and recommendations.

Before the survey

  • Mention any parking restrictions on your street
  • Find any records of previous roof work
  • For a flat or shared roof, check access with the building owner or managing agent

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Defects hidden under coverings or inside walls without opening up
  • Structural calculations (that is a structural engineer’s job)
  • The condition of the rest of the building (that’s a RICS home survey)
