Thermal Roof Survey in Caulcott
Thermal imaging to find moisture and heat loss patterns in a roof for Caulcott and the rest of Oxfordshire. We survey on weekdays, Saturdays and Sundays.
- Possible trapped moisture under a flat roof covering
- Cold areas below the roof
- Damp patches with no obvious cause
What we cannot see
It is useful to know what a survey will not do before you book:
- Proving moisture from the images alone
- Readings unaffected by sun, shade or reflections
- The condition of timbers we cannot see
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What a survey covers and doesn’t.

Thermal roof survey in Caulcott: what you get
Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging frequently helps most. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. We survey insulated roof spaces, pitched roof slopes and ceilings below the roof, and the problems we’re asked to look at most are damp around chimneys and parapets and possible trapped moisture under a flat roof covering.
Somewhere as small as Caulcott, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.
If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Roof by roof
Parapets, valleys and junctions
Parapet and valley gutters can overflow inside a building. Thermal images, checked with moisture readings, can help trace it.
Single-ply and EPDM roofs
Because these membranes are thin, patterns from below frequently show. Shiny surfaces can reflect heat, so we take care reading the images.
What happens on the day
Every roof is different; as a rough guide, the survey takes roughly 1–2 hours at most homes, and longer for a large or complex roof. If you have questions on the day, just ask. Around Caulcott, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- You let us know about the roof and any damp, leaks or cold rooms.
- The weather and surface conditions are recorded.
- A full inspection and thermal imaging are carried out together.
- We back up the thermal patterns with moisture readings.
- You get the report the same day, with an in-person consultation to follow.
How to prepare
- Tell us about any leaks, stains or damp patches you know of

Airspace, weather and Caulcott roofs
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
For any home in Caulcott, it’s the small, early fault that is cheapest to put right. The streets around a church such as Heyford Park Chapel are often among the oldest in a place, and if you own one of the older houses nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Useful tips for Caulcott property owners
These tips come from what we see on roofs every week:
- Talk to us about the weather when booking
- Move stored items away from the loft hatch
- Check from the ground or a window, never by climbing
- Check outlets after heavy rain
The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.
Consider a repeat survey after major work on the roof in suitable weather.
Checking the roof from the ground
It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
