About our landlord roof survey in Caulcott

A landlord roof survey shows you the state of a roof, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. The report covers defects, photographs and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. Common reasons to book are loose ridge or hip tiles and gutters overflowing onto walls, on blocks of flats, shared roofs and rented houses.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Why get it checked now?

Budgets work best when they’re based on the roof’s actual condition. Our report separates urgent items from those that can wait helping you spread the work. Around Caulcott, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Why us?

  • Photographs and a written report every time
  • CAA-registered drone operator (Flyer ID and Operator ID)
  • 5,000+ surveys completed
  • PI and public liability insurance

Your questions about landlord roof surveys in Caulcott

Do you survey roofs for landlords with property near Heyford station?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is my home in Caulcott listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.

How do I book a survey in Caulcott?

To book, call 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do you climb onto every roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

Will you check the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Do you need a landlord roof survey in Caulcott?

Older buildings across London and the South East have roofs that are decades old. Nails, battens, flashings and underlay often fail before good slates or tiles, and a survey helps show where that is happening.

Most people get in touch after spotting one of these:

  • Damaged pots and flaunching
  • Missing or loose roof coverings
  • Splits and blisters in flat roof coverings
  • Damp or stains in top-floor flats

The streets around a church such as Heyford Park Chapel are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

  • How long the report takes to arrive

What a good roof survey covers

Roof by roof

Shared chimney stacks

Many terraces and conversions have shared stacks. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

Gutters and downpipes

Water from failed gutters frequently shows as damp inside. We record what we see.

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Responsibility under a lease
  • A full structural assessment of the building
  • Confirming asbestos in older roof materials

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

What this survey covers

  • Shared roofs
  • Converted houses
  • Blocks of flats
  • Rented houses
  • Gutters and downpipes
  • Flat roofs on blocks

What happens on the day

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes between one and two hours for a house, and longer for a block or a building with several roofs. For a village or hamlet like Caulcott, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Keep pets in another room
  • Make a note of anything you’d like us to look at
  • Note where any stains or damp appear

Useful tips for Caulcott property owners

A survey works best with a little help from you, before and after. Tips:

  • Do not store items over the loft hatch
  • Ask residents to report damp right away
  • Put urgent roof work at the top of the list
  • Arrange flat access in advance

If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.

Deal with the high-priority defects quickly and schedule the others. Small roof defects tend to grow.

Local roofs in Caulcott

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.
