Flat roof survey in Caulcott: what you get
A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. Typical surveys look at gaps at upstands and abutments and outlets that hold water back, across felt flat roofs, mastic asphalt and EPDM rubber.
Somewhere as small as Caulcott, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. You will see the good as well as the bad.

How it works
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes an hour or two for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Caulcott, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- You tell us about the roof, its covering if you know it, and any leaks.
- We view the roof from the ground, from windows and from the roof where it is safe to do so.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photos and recommendations and emailed to you.
Preparing for the visit
- Unlock side gates and any roof access doors
- If you’re buying, let the agent know when we are coming
- Gather any invoices or paperwork from past roof work

Advice
For landlords and managing agents
We survey roofs for landlords and letting agents as well as homeowners. A written report with photographs gives you a clear record of the flat roof, which helps you plan work between tenancies.
If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which can make access easier.
Flat roof surveys around Caulcott
If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
For landlords with property near Heyford station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

When to book a survey in Caulcott
Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.
We are often asked to look at:
- Failed upstands where the roof meets a wall
- Damaged trims at the roof edge
- Ponding water that doesn’t drain away
- Leaks around rooflights
If your home is one of the older ones in the streets near Heyford Park Chapel, the flat roofs on later extensions tend to wear out long before the main roof.
Questions to ask before you book
- Will the report include photos?
- What’s outside the scope of the survey
- When you will get the report
- Whether the loft is part of the inspection
Questions from Caulcott
Do you cover smaller places like Caulcott?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
Is Caulcott in the area you cover?
Yes, Caulcott is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
What types of flat roof do you survey?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We will tell you in the report.
How long will you be at the property?
Most surveys take an hour or two for most houses, or half a day or so for a commercial building. The report follows by email.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Tell us about it as you book and we’ll explain what’s needed.
Should I worry about standing water on my flat roof?
Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. We record where it sits and the likely cause.
Checking the roof from ground level
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Honest limits
It helps to know what a survey will not do before you book:
- Fragile surfaces, which we do not walk on
- Whether the deck or joists are strong enough
- A promise that the roof won’t leak in future
If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey. What our survey covers.

What we look for on each type of roof
Felt and built-up roofs
On felt, the upstands and edge details frequently fail before the main surface. We check each one and photograph any that have split or pulled away.
Rooflights and upstands
Rooflights and fragile sheets are never walked on. They’re inspected from safe positions and recorded with photos.
