Flat roof surveys in Fewcott: local notes

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

Landlords with a home close to Bicester North station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Flat roof survey in Fewcott

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. If you are worried about a sagging deck under the covering and loose or cracked edge trims, a survey will tell you what’s going on, on GRP fibreglass, single-ply membranes and felt flat roofs alike.

Older buildings in small places like Fewcott may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

What affects the cost of flat roof surveys

To price your survey, we look at:

  • The height of the building and how the roof can be seen safely
  • Extra roofs, like extensions, dormers or garages
  • If the survey needs thermal imaging or a drone
  • Whether it is a home or a commercial building

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

A little information up front helps. It helps to include:

  • The reason for the survey, such as buying, a leak or storm damage
  • Dates you’re working to, like exchange
  • Where water is showing inside, if it is
  • Pictures of the roof from a safe spot, if you have them

To book a survey, phone 07833 053749 or send us an email and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

Signs you need a flat roof survey in Fewcott

A buyer’s general survey frequently recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photographs.

Things that often lead to a survey include:

  • Failed seals around rooflight kerbs
  • Loose or cracked edge trims
  • Gaps at upstands and abutments
  • Outlets choked with leaves and silt

For an older house near a landmark like Church of St Mary, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Choosing a roof surveyor

  • Are they insured for the work?
  • What they won’t be able to tell you
  • Whether any drone flown is registered with the CAA
  • What happens after the report arrives

Fewcott questions

Is Fewcott in the area you cover?

Yes, Fewcott is within the area we cover. Our area covers London and the South East. Just phone 07833 053749 or email us and let us know about the property.

Does a conservation area affect roof work in Fewcott?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Which flat roof coverings do you cover?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it is holding up.

Can you tell me how long my flat roof will last?

We don’t put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.

What if it rains on the day?

It depends on the weather and the survey. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.

Does the survey cover asbestos?

Our survey doesn’t include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Leave it or get it looked at?

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there is still time to plan the work. In a small place like Fewcott, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Why us?

  • Covered by professional indemnity and public liability insurance
  • Weekday and weekend surveys
  • Satisfaction rate of 98%
  • Package prices that include VAT

Different roofs, different checks

Rooflights and upstands

Rooflights and fragile sheets are never walked on. They’re inspected from safe positions and recorded with photographs.

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and make notes for the report. It usually takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. For a village or hamlet like Fewcott, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from the ground, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Dig out any old roof reports or invoices
  • Tell us about any leaks, stains or damp patches you know of
