Independent flat roof surveys in Somerton

Flat roof survey in Somerton: what you get

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photos and our recommendations. Typical surveys look at gaps at upstands and abutments and leaks around rooflights, on GRP fibreglass, single-ply membranes and mastic asphalt.

Somewhere as small as Somerton, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Questions from Somerton

Is Somerton within the area you cover?

Yes. Somerton is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

Is my home in Somerton listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is ponding on a flat roof a problem?

Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Will you walk on the flat roof?

We inspect from wherever is safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.

What we look for on each type of roof

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photos.

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. The report shows where it’s cracking and how far it seems to extend.

What happens on the day

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey normally takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Somerton, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We look at the roof from wherever it can be seen safely.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. You get a report with photographs and our recommendations.

What this survey cannot tell you

Before booking, it’s worth knowing what a survey will not do:

  • An exact number of years the roof has left
  • Whether old sheeting or boards contain asbestos
  • The condition of the deck or insulation hidden under the covering

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Single-ply membranes
  • Felt flat roofs
  • EPDM rubber
  • Mastic asphalt
  • GRP fibreglass
  • Upstands and outlets

Checking the roof from the ground

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

What happens if roof problems are left?

Flat roofs cannot usually be seen from the street, so they’re often overlooked. Owners frequently learn the roof is at the end of its life only when it leaks. Regular surveys mean it won’t come as a surprise. For an older or listed building in a place like Somerton, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

What we’re asked to look at in Somerton

Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.

Most people get in touch when they’ve noticed one of these:

  • Leaks around rooflights
  • Failed upstands where the roof meets a wall
  • Splits and cracks in the covering
  • Standing water left after rain

If you own a rental within reach of Heyford station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Before booking any roof surveyor

  • What’s outside the scope of the survey
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How much experience they have with roofs like yours
  • Will the report include photos?

What a good roof survey covers

Flat roof surveys in Somerton: local notes

If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

If you own one of the older houses in the streets near Church of St James, flat-roofed rear additions and dormers added over the years are worth checking.
