Drone roof surveys for Somerton homes and businesses

About our drone roof survey in Somerton

A drone shows the outside of a roof very well, but it cannot see under the coverings or into the loft. We check the loft from inside where it’s safe, since that’s where leaks and condensation frequently show first. Inside and out together tell you far more. Your report shows the drone photos alongside what we saw in the loft. If there’s no safe loft access, the report says so. We’re often asked to look into flashings that have come away and ridge pieces that have lifted, on fragile roofs, valleys and parapet gutters and tall and steep roofs.

Some older homes in villages like Somerton are listed or in a conservation area. A look by drone or thermal camera doesn’t touch the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What we cannot see

We only report what can safely be seen on the day, so there are some things a survey cannot cover:

  • Structural calculations (that is a structural engineer’s job)
  • Flying in a flight restriction zone without the airport’s permission
  • The underside of the roof (that needs an inside check)

If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey before you book. The full list of what we check.

What we look at

  • Flat roofs on upper floors
  • Chimney stacks
  • Fragile roofs
  • Tall and steep roofs
  • Large and complex roofs
  • Valleys and parapet gutters

What we look for on each type of roof

Large commercial roofs

Many commercial roofs have fragile sheets or roof lights. A drone keeps everyone off them.

Valleys and parapet gutters

A butterfly roof drains to a central valley gutter. It’s almost impossible to see from ground level, but a drone shows it clearly.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours for a house, and more on a big or complicated roof. If you have questions on the day, just ask. Older rural homes like those around Somerton can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We confirm whether a drone suits your roof.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. Where there’s safe access, we check the loft as well.
  5. Everything is written up, with the aerial photos and our advice.

How to prepare

  • Agree roof access with the managing agent if it is shared
  • Let us know about parking near the property
  • If it isn’t your property yet, arrange access through the agent

Advice

Why act early in Somerton

Photos from a drone survey show how the roof looks today. Next time, you can compare and see what has moved or worn. It’s useful for planning maintenance over the years. Outbuildings and barns around Somerton are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Common questions in Somerton

Are there drone restrictions around Somerton?

Usually it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying.

Is my home in Somerton listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you look in the roof space?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it as you book and we will explain what’s needed.

How long does the survey take?

It usually takes about one to two hours at a house, including the airspace and weather checks before take-off. You will then get the report by email.

Do you climb onto every roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

Do you work in Somerton?

Yes. We survey roofs in Somerton and the rest of Oxfordshire, as part of our work across London and the South East. For a price, call 07833 053749 or drop us an email.

Prices for drone roof surveys in Somerton

Several things affect the price of a survey:

  • The package you choose: Basic, Standard or Premium
  • The height of the building and how the roof can safely be seen
  • Extensions, dormers and garages with roofs of their own
  • The type of building, from a house to a block or an office

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

What we need to know

We will usually ask about:

  • The address and postcode of the property
  • The style of property, from a terrace to a block
  • Anything about access we should know
  • Where water is showing inside, if it is

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To send them or to book, call 07833 053749 or send us an email.

Drone roof surveys around Somerton

Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

For any home in Somerton, it’s the small, early fault that is cheapest to put right. The streets around a church such as Church of St James are often among the oldest in a place, and if you own one of the older houses nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps.
