Flat roof surveys for homes and businesses in Clifton
Buying a home with a flat-roofed extension, dormer or garage? It is useful to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP frequently go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. If you are worried about water getting in at rooflights and upstands pulling away from walls, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as Clifton, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included as you book.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What happens on the day
It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit usually takes roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Somewhere as small as Clifton, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Before the survey
- Tell us about any leaks, stains or damp patches you know of
- Tell us about parking before the day
- Find any records of previous roof work

What we’re asked to look at in Clifton
Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.
Things that often lead to a survey include:
- Water getting in at rooflights
- Outlets choked with leaves and silt
- Splits, cracks and crazing
- Upstands pulling away from walls
Landlords with a home close to Kings Sutton station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Flat roof surveys in Clifton: local notes
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Clifton has a number of hotels within about a mile and a half. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.
Hotels and guest houses near Clifton can’t easily close rooms for a leak, so it pays to find faults before guests do.

Clifton questions
Is Clifton within the area you cover?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you look at commercial flat roofs near Clifton, such as hotels?
Yes, commercial flat roofs are part of what we cover. For a bigger roof, you’ll get a quote based on the building.
How many surveys have you done?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs.
Do you use drones?
Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Do you take photos of the roof?
Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.
How long is the visit?
It normally takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. The report follows by email.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
How the survey changes by roof type
Mastic asphalt
Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.
What this survey cannot tell you
Before you book, it’s worth knowing what a survey won’t do:
- Whether the deck or joists are strong enough
- Fragile surfaces, which we don’t walk on
- A fixed date for when the roof will need replacing
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What a survey covers and doesn’t.
Roof types and parts we check
- Mastic asphalt
- Upstands and outlets
- Felt flat roofs
- Single-ply membranes
- EPDM rubber
- GRP fibreglass
What happens if roof problems are left?
If you are buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. For an older or listed building in a place like Clifton, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Practical tips
You don’t need to be a roofer to help. What helps most:
- Book a survey every few years
- Treat rooflights and old sheeting as fragile
- File the paperwork for the roof and any repairs
- Clear roof outlets and gutters each autumn
For landlords and building managers, the report is a dated record of the roof’s condition. It is useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.
After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.
