Roof by roof

Valleys

Stains from a valley leak often show some distance off. From inside the loft space, we follow the water’s route back.

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Water then gets in along the top of the roof.

Roof leak investigations for homes and businesses in Binfield Heath

Our roof leak investigations cover Binfield Heath and the wider South East. We visit on any day of the week. The investigation covers inside and out, from the stain to the likely entry points. The findings come in a written report with photos. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, then call 07833 053749 or send us an email to arrange a visit. We survey lead flashings, valleys and parapet gutters and slate and tile slopes, and common reasons people get in touch are water that shows only in certain storms and ceiling stains that grow after rain.

In a village or hamlet like Binfield Heath, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

The survey, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about 1–2 hours, more where the leak is intermittent or the roof is large. Cottages and farmhouses around Binfield Heath often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. We email a written report showing where the water most likely gets in.

Leave it or get it looked at?

If a leak has been ‘fixed’ before and has come back, the cause was probably missed. A careful investigation looks at every likely route, not just the obvious one. That’s often what breaks the cycle. In a small place like Binfield Heath, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Getting in touch

A few details help us point you to the right survey and price. When you get in touch, it helps to mention:

  • The reason for the survey, such as buying, a leak or storm damage
  • Where the property is, with the postcode
  • Pictures of the roof from a safe spot, if you have them
  • Any marks or damp showing indoors

Not sure which survey you need? It is easiest to call 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will explain the options and the price.

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Let us know if there are tanks or pipes in the loft
  • Keep water away from lights and sockets
  • Don’t climb onto the roof to look
  • Put a bucket under the drip and move valuables

The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, so the repair is aimed at the cause.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.

Binfield Heath questions

Is my home in Binfield Heath listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover Binfield Heath?

We do. The survey and report are the same in Binfield Heath as anywhere else.

What does a roof survey cost?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Will I get photos?

Yes. Photos are taken throughout the survey, and they go into the written report.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

How should I prepare for the leak investigation?

Keep a note of when it leaks. Move stored items away from the loft hatch. If water is near any fittings, have an electrician check them.

Is thermal imaging part of a leak investigation?

Thermal imaging is used where it’s useful, and it’s included in our Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.

Leaks and storm damage in Binfield Heath

About 3.3 miles north lies Greys Court, a reminder of how long the area around Binfield Heath has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. The covering and its details give the first clues when tracing where water is coming from.

For landlords with property near Shiplake station, tracing a leak quickly matters when a tenant is living with it. If you live in an older home near All Saints Church, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you look after a shop, office or commercial unit, for example near The Oracle, a leak can close part of a shop or office, so finding the cause quickly matters.
