About our roof leak investigation in Remenham Hill

Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. We check parapets, valleys and flashings from each safe vantage point. Our report shows what we found, with photos. We survey rooflights and dormers, lead flashings and flat roof details, and common reasons people get in touch are water dripping from rafters or underlay and damp ceilings under a flat roof.

In a village or hamlet like Remenham Hill, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. We look at everything that’s safely in view and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. The survey normally takes an hour or two at most homes, while a commercial roof takes nearer three to four hours. Somewhere like Remenham Hill needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

How to prepare

  • If you’re buying, let the agent know when we are coming

How the survey changes by roof type

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. If it’s too low, cracked or poorly dressed, water gets behind it.

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • Basic, Standard or Premium
  • The roof’s overall size
  • The number of roofs, including extensions and garages
  • Whether thermal imaging or a drone is needed

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • The type of building and roof, such as pitched or flat
  • Any photos you have, taken from the ground or a window
  • Where water is showing inside, if it is
  • The property’s address and postcode

Most bookings start with a short call: ring 07833 053749 or use the contact form, and we’ll ask about the building and what you need. The price is agreed before a date is set.

What a roof leak investigation looks like in Remenham Hill

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Different coverings let water in at different points, which shapes where the search starts. Historic houses such as Greenlands, about 1.7 miles north, show how far back building in the area around Remenham Hill goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building such as Rupert House School, a leak through a large roof is often found some distance from where the water shows inside. Homes near green spaces like Mill Meadows can get more leaves in their gutters in autumn.

Common questions in Remenham Hill

Is my home in Remenham Hill listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Remenham Hill?

Yes, Remenham Hill is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Could my leak actually be condensation?

The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern of damp and the ventilation, then say which is most likely.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.

Can every leak be traced?

We can’t promise to find every leak on one visit. Many leave clear signs, but some only appear in certain weather. The report sets out what we found and the most likely routes.

What happens next?

You will get the report by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Can you survey at the weekend?

Surveys run on any day of the week. To find a day that suits you, ring 07833 053749 or drop us an email.

Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Common roof problems in Remenham Hill

A chimney stack has lots of places for rain to get in. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. It can show up on the chimney breast, nearby ceilings or in the loft space.

Signs worth acting on include:

  • Damp ceilings under a flat roof
  • Ceiling stains that grow after rain
  • Water coming in around a roof light or dormer
  • A leak that comes and goes with the weather

Take an older house close to Church of St Nicholas: the leak may come from a chimney, a valley or tired lead rather than the covering itself.
