What a roof leak investigation doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether rotten timbers meet design loads
  • The repair itself (the investigation finds and reports the cause)
  • Plumbing leaks that look like roof leaks

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What our survey covers.

Roof types and parts we check

  • Flat roof details
  • The roof space
  • Rooflights and dormers
  • Chimney stacks
  • Slate and tile slopes
  • Valleys and parapet gutters
  • Lead flashings

About our roof leak investigation in Farnborough

Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. Whoever does the work then has a clear starting point. We find and report the source, and the repair itself is a separate job. Common reasons to book are damp ceilings under a flat roof and brown rings on upstairs ceilings, on the roof space, flat roof details and rooflights and dormers.

Many homes in small places like Farnborough face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

How we price roof leak investigations

When we price a survey, we consider:

  • Chimneys, valleys, parapets and other details
  • The size of the roof
  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages

Every price we give includes VAT, and the report isn’t charged as an extra. Roof leak investigation starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

These details help when you get in touch:

  • What made you get in touch
  • The type of building and roof, such as pitched or flat
  • When you need the report by
  • Photos of the roof, taken safely from the ground or a window

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.

How it works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes about 1–2 hours for a house, or half a day or so for a commercial building. Cottages and farmhouses around Farnborough often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets out of the way during the survey
  • Note where any stains or damp appear

Surveys for landlords and agents in Farnborough

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

What you can safely check yourself

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Why get it checked now?

Wet insulation does not insulate well. A slow leak can soak it for months before a stain appears. Catching it early limits what has to be replaced. Outbuildings and barns around Farnborough are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

Why us?

  • Covered by professional indemnity and public liability insurance
  • Two decades and more of roof surveys
  • Drone flown under a CAA Flyer ID and Operator ID
  • An independent view of the roof

Common questions in Farnborough

Do you cover smaller places like Farnborough?

Yes, Farnborough is on our map. A small place gets exactly the same survey as a big one.

How do I find out if my home in Farnborough is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will I get photos?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

Can thermal imaging help find my roof leak?

Thermal imaging is used where it’s useful, and it’s part of the Premium Survey. It shows temperature differences, not water itself, so anything it suggests is checked with moisture readings.

What do I do with the report?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when booking.

What does a roof survey cost?

Roof leak investigation starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Roof leak investigations in Farnborough: local notes

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Different coverings let water in at different points, which shapes where the search starts.

If you live in an older home near Church of All Saints, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Around Farnborough, as everywhere, small roof faults are simplest to sort before they let water in.
