About our roof leak investigation in Stanmore
The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. The investigation finds and explains the cause, and the repair itself is a separate job. We survey flat roof details, valleys and parapet gutters and chimney stacks, and common reasons people get in touch are water through the ceiling under a flat roof and wet patches on loft insulation.
For a small place like Stanmore, the inspection is the same as anywhere: the journey and access are just planned in advance. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.
The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

Wind, rain and roofs in Stanmore
England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Different coverings let water in at different points, which shapes where the search starts.
For site and facilities teams at buildings such as Beedon C.E. (Controlled) Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. The streets around a church like Church of St Nicholas are often among the oldest in a place, and if your home is one of the older ones nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Practical tips
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Do not touch fittings that water is reaching
- Check whether pipes or tanks run near the stain
- Tell us about any past repairs to the roof
- Record whether it leaks in every downpour or only some
We email the report to you. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Look at the roof from ground level after strong winds. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.
Stanmore: your questions answered
How do I find out if my home in Stanmore is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Will you come out to Stanmore?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.
Is the repair included in the leak investigation?
This service finds and reports the cause, and the repair is separate. With the report, a roofer knows exactly where to look.
Is this a RICS survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you carry out surveys on Saturdays and Sundays?
We carry out surveys on any day of the week. To find a day that suits you, phone 07833 053749 or email us.
Do you use thermal imaging to find leaks?
Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. We always check what it shows with moisture readings.
How long will you be at the property?
The visit normally takes roughly 1–2 hours at most homes, and longer for a large or complex roof. We’ll give you an idea of timing when booking.
Checking the roof from ground level
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
When you need someone else
A survey is a careful look at the leaking roof, but it cannot do everything. The main limits are:
- Carrying out the fix
- Defects hidden under coverings or inside walls without opening up
- Water from pipes, tanks or heating systems
If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey before booking. The full list of what we check.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or drop us an email.
How the survey works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about one to two hours for a house, or half a day or so for a commercial building. Rural addresses near Stanmore can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We help you choose the package that suits the leak.
- A visit is booked for a weekday, Saturday or Sunday.
- The investigation works from the stain back to the roof.
- Where it is useful and included, we take moisture readings and use thermal imaging.
- The report explains the likely entry point and what needs attention.
Before we arrive
- Tell us about any leaks, stains or damp patches you know of
- Tell us about parking before the day
- Clear the way to the loft hatch
Getting a price
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or email us to find out.

What happens if roof problems are left?
Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. The sooner the cause is found, the less needs replacing. Where a roof is exposed, as many are in small places like Stanmore, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.
