The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. It gives any roofer a clear brief. The investigation finds and explains the cause, while the repair is a separate matter. If you are worried about leaks below a flat extension roof and wet patches on loft insulation, a survey will tell you what’s going on.

Roofs in small places like Balscote frequently stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take roughly 1–2 hours, more where the leak is intermittent or the roof is large. In a small place like Balscote, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We look at the stain, the ceiling and the loft above it.
  3. Outside, we look at every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. You receive a written report with photos showing the likely source and what needs attention.

Getting ready for the survey

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the visit with that in mind.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Why get it checked now?

Lingering damp encourages mould on ceilings and walls. It’s unpleasant, and it is harder to deal with once established. Stopping the water is the first step. Older and listed buildings around Balscote may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What we look for on each type of roof

Lead flashings

Lead flashings seal the joints at chimneys, walls and dormers. We check for lead that has lifted, split or slipped.

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. A low or cracked upstand is a common way in.

What we can’t see

A survey is a close look at the leaking roof, but it can’t do everything. The main limits are:

  • An intermittent leak that shows no trace on the day
  • Faults hidden behind ceilings or boarding
  • Carrying out the fix

Roof leak investigations around Balscote

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Different coverings let water in at different points, which shapes where the search starts. Upton House, about 2.8 miles north-west, is one of the historic houses in the wider area around Balscote. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Landlords with a home close to Banbury station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. For an older house near a landmark like Church of St Mary Magdalene, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

Questions from Balscote

Is Balscote within the area you cover?

Yes, Balscote is covered. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Do you cover Balscote?

Yes. Our area covers London and the South East, and Balscote is part of that. You can phone 07833 053749 or send us an email with the address and a few details.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.

Does the investigation include the repair?

Our job here is to trace the leak and explain it, and the repair is separate. The report gives any roofer a clear brief.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Leave roof access to professionals
  • Catch drips in a bucket and protect the floor
  • Photograph the stain each time it appears
  • Tell us about any past repairs to the roof

If the leak turns out to be condensation, the report says so, and suggest how the loft space could be better ventilated. That avoids roof work that wouldn’t help.

Keep gutters, valleys and outlets clear, particularly in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.
