Thermal roof surveys for Balscote homes and businesses

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the survey around it.

Thermal roof survey in Balscote: what you get

Thermal imaging is part of our Premium Survey, which starts from £400. It also includes a drone inspection where it applies, a structural analysis and a same-day report. An in-person consultation and a 12-month follow-up are included too. You can call 07833 053749 or email us with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. If you’ve noticed water getting in at parapets and stacks and possible trapped moisture under a flat roof covering, a survey will tell you what’s going on, whatever the roof.

In a small place like Balscote, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Why it’s worth a survey now in Balscote

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Looking now, while the damage may still be limited, keeps more options open. Outbuildings and barns around Balscote are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Thermal roof surveys in Balscote: local notes

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

Upton House lies about 2.8 miles north-west, so building around Balscote goes back a long way. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition. The streets around a church such as Church of St Mary Magdalene are often among the oldest in a place, and if you own one of the older houses nearby, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Balscote is about 4 miles west of Banbury, in Oxfordshire. The survey, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. Somewhere as small as Balscote, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

How the survey changes by roof type

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. Thermal images, checked with moisture readings, can help trace it.

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We combine a visual check of cracks with the thermal images around them.

Common questions in Balscote

Is Balscote in the area you cover?

We do. Every survey there gets the same written report with photos.

Do you cover smaller places like Balscote?

Yes, Balscote is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

Can thermal imaging show missing insulation?

Thermal images can suggest where heat is escaping and where insulation may be missing. We don’t give energy ratings or heat loss calculations, but the images show where improvements may help.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when booking.

Can a thermal survey trace a roof leak?

It’s a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. Where it can’t be pinned down, the report suggests a next step, such as electronic leak detection.
