What happens if roof problems are left?

A leak that returns after a repair usually means the real source wasn’t found. We look past the obvious spot and check each likely route. That’s frequently what breaks the cycle. Outbuildings and barns around Enslow are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

All our prices include VAT. Prices start from £150, including VAT. We confirm the price for your roof before booking.

Roof leak investigation in Enslow

Our roof leak investigations cover Enslow and the wider South East. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If it’s leaking right now, contain the water and keep it clear of electrics, then ring 07833 053749 or use the contact form to arrange a visit. We survey valleys and parapet gutters, slate and tile slopes and rooflights and dormers, and people most often book us about a leak that comes and goes with the weather and drips from nail tips in a cold loft.

Somewhere as small as Enslow, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

What you get is a clear record of the leaking roof on the day we saw it. It is useful right away, and a good reference for later.

Tips from our surveys

Most of what helps is simple and safe from ground level. Our suggestions:

  • Mention any plumbing above the damp area
  • Stay off ladders and the roof
  • Clear the loft hatch so we can get in
  • Let us know what has already been tried

Where we find more than one possible route, we say which is most likely and why. We say which items need prompt attention, so you know what to deal with first.

Look at the roof from ground level after strong winds. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What happens on the day

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit typically takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. In a hamlet or village like Enslow, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Before the survey

  • Make sure pets are kept safely away
  • If you are buying, check with the agent that we can get in
  • Clear the way to the loft hatch

Your questions about roof leak investigations in Enslow

Does a conservation area affect roof work in Enslow?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you carry out roof surveys in Enslow?

Yes, Enslow is within the area we cover. We survey roofs across London and South East England. Just ring 07833 053749 or drop us an email and let us know about the property.

Will you definitely find the leak?

We can’t promise it. Water can travel a long way, and some leaks only show in particular storms. If we can’t be sure, the report ranks the possible sources.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Is it a structural engineer’s report?

No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.

What a roof leak investigation does not cover

In fairness, there are limits to any roof survey:

  • Leaks that only appear in weather we cannot recreate
  • Defects hidden under coverings or inside walls without opening up
  • Whether rotten timbers meet design loads

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

Roof leak investigations around Enslow

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering and its details give the first clues when tracing where water is coming from. With Blenheim Palace about 3 miles south-west, Enslow sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Tackley station, tracing a leak quickly matters when a tenant is living with it. If you look after a building such as Bletchingdon Parochial Church of England Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. For an older house near a landmark like Church of Holy Cross, lead flashings, valleys and old chimneys are typical places for water to get in.

Enslow is about 7 miles south-west of Bicester, in Oxfordshire. Bookings from Enslow are handled just like any other: get in touch, agree the price and pick a day. Our area takes in places right across Oxfordshire, from the larger towns to small villages. For surveys nearby, see our Oxford page.

Roof leak investigations in OX5 work the same way as everywhere else we cover. Local streets include Station Road, Lince Lane and Ingleby Paddocks, and we cover them all.
