About our roof leak investigation in Bodicote

Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. We check all of them, from each safe vantage point. Typical surveys look at damp walls below an overflowing gutter and water dripping from rafters or underlay, across slate and tile slopes, valleys and parapet gutters and the roof space.

Chimney stacks on older houses around places like Bodicote can let water in, at the flashings, the pointing or the mortar round the pots. Damp on a chimney breast is not always rain from above, which is why it’s worth tracing properly. It’s worth looking at the stack from outside and at the timbers beside it in the loft.

What you get is a clear record of the leaking roof on the day we saw it. It’s useful right away, and a good reference for later.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

How it works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. In a smaller place like Bodicote, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Preparing for the visit

Bodicote questions

Does a conservation area affect roof work in Bodicote?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover smaller places like Bodicote?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Will you walk on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

Can you trace a leak in dry weather?

In most cases, yes. Moisture detection shows where materials are damp even on a dry day. For leaks that only happen in certain storms, we report the most likely routes.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

What does the report include?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

Will you fix the leak as part of this?

A leak investigation finds and reports the likely source. The repair itself is a separate job. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.

Do you need a roof leak investigation in Bodicote?

When a slate slips or a tile cracks, the underlay takes the water. Ageing felt underlay eventually tears and lets water through, and very old roofs may have no underlay at all. On slate roofs, slipping is often caused by corroded nails.

Look out for signs like these:

  • Wet patches on loft insulation
  • Damp underlay across a wide area
  • Damp ceilings under a flat roof
  • Brown rings on upstairs ceilings

Anyone responsible for a site like Longford Park Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

The wider area around Bodicote has a long history of building, with Broughton Castle about 2.9 miles west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these roof types has its own typical places for water to get in.

Trees in and around People's Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. For an older house near a landmark such as Church of St John the Baptist, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.
