Common questions in Uffington

Is Uffington within the area you cover?

Yes. Uffington is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Do you carry out roof surveys in Uffington?

Yes, Uffington is one of the places we work. The survey and report are the same in Uffington as anywhere else, and visits run on weekdays and weekends.

Can you always find the source?

Not always, and we will be honest about that. Water can travel a long way, and some leaks only show in particular storms. If we can’t be sure, the report ranks the possible sources.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Roof leak investigation in Uffington: what you get

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. We survey valleys and parapet gutters, lead flashings and flat roof details, and the problems we are asked to look at most are staining around the chimney inside and water coming in around a roof light or dormer.

Being in a small place like Uffington makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Common roof problems in Uffington

Flat roofs fail with age and wear. Felt often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Upstands and outlets are common weak points.

Typical things we’re asked to look at include:

  • Leaks at a dormer or roof window
  • Water through the ceiling under a flat roof
  • Staining where a gutter or parapet meets the wall
  • Drips from nail tips in a cold loft

For site and facilities teams at buildings like Uffington Church of England Primary School, tracing a leak on a big roof starts with where the water appears and works back.

What’s in a roof survey

Why act early in Uffington

Wet insulation does not insulate well. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. For older village homes like those around Uffington, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Honest limits

We only report what can be seen safely on the day, so there are some things a survey cannot cover:

  • Faults hidden behind ceilings or boarding
  • Plumbing leaks that look like roof leaks
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and doesn’t.

Wind, rain and roofs in Uffington

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it is detailed. About 4.8 miles south lies Ashdown House, a reminder of how long the area around Uffington has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you live in an older home near Church of St Mary, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

How it works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes an hour or two for a house, with bigger or more complicated roofs taking longer. Rural addresses near Uffington can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You get in touch with details of the leak and any photos.
  2. The visit starts indoors, at the stain and in the loft.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. You receive a written report with photos showing the likely source and what needs attention.

Before the survey

  • Dig out any old roof reports or invoices
  • Show us where any leaks or stains appear
  • Make sure the loft hatch can be reached

Can I check my roof myself?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.
