Roof leak investigations in Northend

How a roof leak investigation works in Northend

Our roof leak investigations cover Northend and the wider South East. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. You get a written report with photos and recommendations. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, and then phone 07833 053749 or drop us an email. We survey the roof space, chimney stacks and rooflights and dormers, and common reasons people get in touch are a leak that comes and goes with the weather and water coming in around a roof light or dormer.

For a small place like Northend, the inspection is the same as anywhere: the journey and access are just planned beforehand. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Common roof problems in Northend

Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, while some very old roofs have nothing under the coverings. On slate roofs, slipping is often caused by corroded nails.

Most people get in touch after spotting something like this:

  • Ceiling stains that grow after rain
  • Stains around a skylight
  • Water through the ceiling under a flat roof
  • Drips from nail tips in a cold loft

Whatever the street in Northend, a roof costs least to look after when faults are caught early.

What to expect from a roof survey

Wind, rain and roofs in Northend

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering and its details give the first clues when tracing where water is coming from. Historic houses such as Stonor Park, about 2.1 miles south, show how far back building in the area around Northend goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Northend is about 8 miles north-west of Marlow, in Oxfordshire. We visit Northend as part of our work across Oxfordshire, for homes and businesses alike. We cover towns and villages across Oxfordshire. Our Reading page covers surveys nearby.

What affects the price in Northend

Several things affect the price of a survey:

  • If the survey needs thermal imaging or a drone
  • How big the roof is
  • Basic, Standard or Premium
  • The shape of the roof and its details

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What to let us know when you get in touch

You do not need to know any roofing terms. Just tell us:

  • Your timetable, such as an exchange date
  • The property’s address and postcode
  • Any stains, drips or damp patches you’ve seen indoors
  • Anything about access we should know

A quick phone call is typically the easiest start: ring 07833 053749 or send us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Defects hidden under coverings or inside walls without opening up
  • Plumbing leaks that look like roof leaks
  • Leaks that only appear in weather we cannot recreate

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.

What this survey covers

  • Valleys and parapet gutters
  • Lead flashings
  • Rooflights and dormers
  • Chimney stacks
  • Flat roof details
  • Slate and tile slopes
  • The roof space

How the survey works

The aim of the visit is simple: to look at the leaking roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit typically takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Older rural homes like those around Northend can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Common questions in Northend

How do I find out if my home in Northend is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Northend within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Why doesn’t the damp patch line up with the hole?

Water follows the easiest path, not the shortest. On a pitched roof it often runs down a rafter before it shows. Following that route is what our investigation does.

Do you need to get into the loft?

Normally, if there is one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Is the repair included in the leak investigation?

The investigation is about finding the cause. The repair isn’t part of it. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.

Can every leak be traced?

Not always, and we’ll be honest about that. Water can travel a long way, and some leaks only show in particular storms. Where the source isn’t certain, we list the likely routes in order.

What we look for on each type of roof

Chimney stacks

We look at the outside of the stack and the breast inside, not a flue, gas or sweep inspection.

Valleys

A valley leak can appear well away from the valley inside. We trace the route from the loft where there’s safe access.
