Roof leak investigation in Woolstone: what you get

We investigate roof leaks in Woolstone and across London and South East England. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. The findings come in a written report with photos. If it’s leaking right now, contain the water and keep it clear of electrics, and then call 07833 053749 or send us an email to arrange a visit. We survey rooflights and dormers, flat roof details and lead flashings, and the problems we’re asked to look at most are wet patches high on an inside wall and leaks at a dormer or roof window.

Being in a small place like Woolstone makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Leaks and storm damage in Woolstone

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Where water gets in depends a good deal on what the roof is made of and how it is detailed. The wider area around Woolstone has a long history of building, with Ashdown House about 3.7 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as Church of All Saints are often among the oldest in a place, and if your home is one of the older ones nearby, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.

Woolstone is about 7 miles west of Wantage, in Oxfordshire. If you are in Woolstone, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Woolstone questions

How do I find out if my home in Woolstone is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover Woolstone?

Yes, Woolstone is within the area we cover. Our area covers London and the South East. Just phone 07833 053749 or send us an email and let us know about the property.

What do I do with the report?

You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Can you find a leak when it is not raining?

Frequently, yes. Leaks leave clues, like staining, damp timber and moisture in materials. Intermittent leaks can be harder, so your photos and notes from wet days are very useful.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys seven days a week. To find a day that suits you, ring 07833 053749 or use the contact form.

Why does not the damp patch line up with the hole?

Water follows the easiest path, not the shortest. On a flat roof it can travel under the covering before it finds a way through the ceiling. Tracing that path is the heart of a leak investigation.

Prices for roof leak investigations in Woolstone

  • Your postcode, so we can check access and travel
  • Any stains, drips or damp patches you’ve seen indoors

Signs you need a roof leak investigation in Woolstone

Flashings are one of the commonest sources of roof leaks. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. Once that seal cracks or lifts, water gets behind it, often well away from where it shows.

A survey makes sense if you’ve noticed:

  • Drips in the loft during heavy rain
  • Water marks that spread in wet weather
  • Wet patches high on an inside wall
  • Leaks below a flat extension roof

For site and facilities teams at buildings such as Uffington Church of England Primary School, tracing a leak on a big roof starts with where the water appears and works back.

What to expect from a roof survey

Why get it checked now?

A leak rarely stays small. Wet timbers start to decay, plaster softens and insulation stops working. Finding the source early keeps the damage down. In a place like Woolstone, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We will tell you which package suits the questions you have.

Why book with us

  • Professional indemnity and public liability insurance
  • Surveys seven days a week
  • Satisfaction rate of 98%
  • Drone flown under a CAA Flyer ID and Operator ID

What happens on the day

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours, more where the leak is intermittent or the roof is large. Around Woolstone, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Before the survey

  • Show us where any leaks or stains appear
  • Leave side gates unlocked
  • Move anything stored under the loft hatch

Advice

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Record whether it leaks in every downpour or only some
  • Put a bucket under the drip and move valuables
  • Mention earlier attempts to fix the leak
  • Check the loft is accessible

If there are several possible sources, we list them in order of likelihood. We say which items need prompt attention.

Plan a roof survey every few years. They’re where most leaks start, and catching wear early keeps water out.
