About our roof survey in Marston

Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We are frequently asked to look into debris building up in roof valleys and ridge tiles that have lifted or moved, across ridges, hips and valleys, chimney stacks and natural slate.

In a small place like Marston, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What happens if roof problems are left?

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. A survey checks them while they’re still dry. Older cottages and farmhouses around Marston can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Roof surveys in Marston: local notes

Historic houses like Holywell Manor, about 1.5 miles south, show how far back building in the area around Marston goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Take an older house close to Church of St Nicholas: old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Oxford station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Different roofs, different checks

Natural slate

Natural slate can last 100 years or more, yet the nails holding it often fail long before the slate. We check for slipped, cracked and missing slates.

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles.

Signs you need a roof survey in Marston

Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors, particularly near trees.

These are some of the problems a survey can pick up:

  • Crumbling chimney pointing or cracked flaunching
  • Leaking gutter joints and downpipes
  • Cracked or blistered flat roof coverings
  • Valley linings that have cracked or split

If you run a business near Clarendon Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What to check before booking

  • Whether VAT is added on top
  • Their track record with similar roofs
  • How soon the report will arrive
  • Their drone registration, if they fly one

Questions from Marston

I let a flat near Oxford station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details.

Is Marston within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.

What’s the best way to book?

To book, ring 07833 053749 or send us an email and let us know the address and what you’d like to know. We’ll confirm the price and agree a day with you.

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

How the survey works

Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, most surveys take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Marston frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.
