Roof survey in North Hinksey

Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay frequently fail first. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. If you’ve noticed condensation or damp timbers in the loft and cracked mortar along the ridge, we can find out what’s behind it, on flat roofs, ridges, hips and valleys and clay and concrete tiles alike.

In a smaller place like North Hinksey, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

North Hinksey questions

Is North Hinksey within the area you cover?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

How do I find out if my home in North Hinksey is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Will the report say how many years my roof has left?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

Do you test for asbestos?

No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

How much does a roof survey cost in North Hinksey?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Signs you need a roof survey in North Hinksey

Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.

Problems we come across frequently include:

  • Worn lead at chimneys and abutments
  • Torn or sagging underlay
  • Ponding, splits or blisters on flat roofs
  • Worn or blocked valleys

Trees in and around Raleigh Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Questions to ask before you book

  • Is there a chance to talk the report through?
  • How long they’ve been surveying roofs
  • When you will get the report
  • Whether they hold professional indemnity and public liability insurance

What a roof survey includes

Landlords, agents and block managers in North Hinksey

Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant beforehand.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

What this survey cannot tell you

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Walls, floors and services below the roof
  • A structural engineer’s report

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Chimney stacks
  • Flat roofs
  • Lead flashings
  • The roof space
  • Natural slate

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

How the survey changes by roof type

Chimney stacks

We look at the stack itself, and it isn’t a flue or gas safety check. We will tell you if the flue needs a specialist.

Flat roof coverings

Felt flat roofs frequently last around 15 to 20 years, while EPDM rubber frequently lasts 30 to 50 years and GRP up to about 30. We check how the covering is wearing.

How it works

Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof can’t be seen, the report says so. The survey typically takes roughly 1–2 hours for most houses, and more on a big or complicated roof. For a survey in North Hinksey, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a report with photos and recommendations.

Preparing for the visit

  • Point out any leaks or damp patches
  • If it is not your property yet, arrange access through the agent
  • Agree roof access with the managing agent if it is shared

Booking a survey

Getting a price is simple: just call 07833 053749 or send us an email, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
