Flat roof survey in Swinford

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you are worried about pools of water lying on the roof and loose or cracked edge trims, we can find out what’s behind it, on felt flat roofs, mastic asphalt and upstands and outlets alike.

Somewhere as small as Swinford, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Flat roofs in Swinford

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. With Appleton Manor about 4.4 miles south, Swinford sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near Church of St Leonard, flat-roofed rear additions and dormers added over the years are worth checking. If you own a rental within reach of Hanborough station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take a building like Eynsham Community Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Questions from Swinford

Do you cover smaller places like Swinford?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

How do I find out if my home in Swinford is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof usually takes about 3 to 4 hours on site, longer if it’s large or complex, with larger roofs quoted on their size.

How many years has my flat roof got left?

We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

Can you survey in bad weather?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

How much does a flat roof survey cost in Swinford?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Should I worry about standing water on my flat roof?

Standing water on a flat roof deserves a closer look. It frequently means a blocked outlet, poor falls or a dipping deck, and water that sits wears the covering sooner. We record where it sits and the likely cause.

What happens if roof problems are left?

A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the business. For older village homes like those around Swinford, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Every price we give includes VAT. Prices start from £150, including VAT. You will know the price for your survey before booking.

What a flat roof survey doesn’t cover

In fairness, a roof survey has limits:

  • The condition of the deck or insulation hidden under the covering
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • Whether the deck or joists are strong enough

What we check

  • GRP fibreglass
  • Felt flat roofs
  • Single-ply membranes
  • Mastic asphalt
  • EPDM rubber
  • Upstands and outlets

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes about 1–2 hours for most houses, and longer for a large or complex roof. Somewhere as small as Swinford, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. You get a written report with photos and our recommendations.

How to prepare

  • Tell us about parking before the day
  • Make sure we can get to the back of the property
  • Point out any leaks or damp patches

Advice

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

What we look for on each type of roof

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We look for splits, gaps and failed flashings over the top.
