Flat roof surveys in Farmoor

When to book a survey in Farmoor

Water that does not drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.

Most people get in touch after spotting one of these:

  • Failed upstands where the roof meets a wall
  • Water getting in at rooflights
  • Splits and cracks in the covering
  • Signs of deflection in the roof deck

Landlords with a home close to Oxford station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

What a good roof survey covers

About our flat roof survey in Farmoor

A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. We survey mastic asphalt, single-ply membranes and GRP fibreglass, and common reasons people get in touch are water getting in at rooflights and damaged trims at the roof edge.

Flat roofs on exposed homes in small places like Farmoor take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

How it works

Once we’ve finished looking, we write up our findings as a report with photos, sent to you by email. On timing, it normally takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Somewhere as small as Farmoor, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We check the roof from wherever it can be seen safely.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. You get a written report with photos and our recommendations.

Before the survey

  • Keep pets in another room
  • Unlock side gates and any roof access doors
  • Show us where any leaks or stains appear

Advice

Before and after the survey

These tips come from what we see on roofs every week:

  • Limit foot traffic on the covering
  • Clear roof outlets and gutters each autumn
  • Note where water lies after a downpour
  • Book a survey every few years

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

Checking the roof from the ground

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Questions from Farmoor

How do I find out if my home in Farmoor is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you cover smaller places like Farmoor?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a flat roof survey replace a RICS survey?

No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and it isn’t a structural engineer’s report.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Will I get photos?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Flat roof surveys in Farmoor: local notes

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. With Appleton Manor about 3.5 miles south, Farmoor sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like Bartholomew School will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If you look after a shop, office or commercial unit, for example near Westgate Shopping Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

Why it is worth a survey now in Farmoor

Ponding seldom gets better on its own. Most often it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Finding the cause now keeps more options open. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
