Flat roof surveys for homes and businesses in Cumnor
Each flat roof is looked at from the safest viewpoints we have: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. If you’ve noticed failed upstands where the roof meets a wall and water getting in at rooflights, we can find out what’s behind it.
Older buildings in small places like Cumnor may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
After the visit, you get a report with photographs, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

Common questions in Cumnor
Does a conservation area affect roof work in Cumnor?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you carry out roof surveys in Cumnor?
Yes. We survey roofs across London and South East England, and Cumnor is part of that. Just call 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.
What happens after the survey?
The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Can you survey any kind of flat roof?
Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you do not know what your roof is, we’ll identify it on the day.
Is it a structural engineer’s report?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
How long does the survey take?
It usually takes about 1–2 hours at a typical home, and about three to four hours for a commercial roof. We’ll confirm the timing as you book.
Can you survey a flat roof on an office or unit?
Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so please call 07833 053749 or drop us an email with the details.
Flat and commercial roofs around Cumnor
Appleton Manor, about 1.9 miles south-west, is one of the historic houses in the wider area around Cumnor. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you run a business near Westgate Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after. For landlords with property near Oxford station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

How the survey works
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes about one to two hours for most houses; commercial roofs usually need 3–4 hours. Somewhere like Cumnor needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.
- You tell us about the roof, its covering if you know it, and any leaks.
- We view the roof from ground level, from windows and from the roof where it is safe to do so.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- You get a photo-illustrated written report and our recommendations.

What this survey cannot tell you
It is useful to know what a survey won’t do before you book:
- A structural engineer’s assessment of the deck
- Hidden layers beneath the covering
- Parts of the roof that are not safe to walk on or view
If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before booking. The full list of what we check.
Roof types and parts we check
- Felt flat roofs
- Mastic asphalt
- Single-ply membranes
- Upstands and outlets
- GRP fibreglass
- EPDM rubber
Tips that help
A few practical points come up again and again on our surveys. They apply to most roofs:
- Check from a window for ponding after heavy rain
- Watch the ceilings below the flat roof for stains
- Keep outlets clear of leaves and moss
- Check new fixings through the roof are properly sealed
After the visit, we write up the report with photographs of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.
Roof by roof
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
Rooflights and upstands
The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.
Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
When to book a survey in Cumnor
Every flat roof covering has a working life. Felt roofs often last around 15 to 20 years, EPDM frequently 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.
Signs worth acting on include:
- Cracked or split membrane
- Failed seals around rooflight kerbs
- Gaps at upstands and abutments
- Ponding water that does not drain away
Anyone responsible for a site like Cumnor Church of England School (Voluntary Controlled) will know that a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.
What to check before booking
