Gutter Survey in Cumnor
Not sure what state the gutter is in? We carry out gutter surveys in Cumnor and across Oxfordshire.
- Gutters that have fallen out of line
- Fascia boards damaged by overflowing water
- Choked outlets or hopper heads
Do you need a gutter survey in Cumnor?
Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.
People typically book a survey after spotting one of these:
- Joints that drip after rain
- Overflowing valley or parapet gutters
- Leaking or loose downpipes
- Hoppers and outlets full of debris
Take an older house close to Church of St Michael: its roof may have old fixings, lead flashings and chimneys that need a closer look.
Choosing a roof surveyor
- Which limits apply to the survey
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- What follow-up you get after the report
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
Gutter survey in Cumnor
Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. The photographs show you exactly what we found. Blocked gutters are easy to put off but it rarely improves. We survey parapet and box gutters, eaves gutters and fascias and soffits, and the problems we are asked to look at most are leaves and moss blocking gutters and sagging gutters and loose brackets.
Somewhere as small as Cumnor, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Different roofs, different checks
Cast iron gutters
Plenty of period homes still have cast iron rainwater goods. They last well when painted but corrode once the paint wears off.
Fascias and soffits
Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.
The survey, step by step
Every roof is different, but as a rough guide the survey takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. You are welcome to ask questions while we are there. In a small place like Cumnor, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We check hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
How to prepare
- Jot down any questions you want answered
- If the roof is shared, arrange access with whoever manages the building
- Check the loft hatch can be reached
How to book

FAQs for Cumnor
Does a conservation area affect roof work in Cumnor?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Will you come out to Cumnor?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.
Do you take photos of the roof?
Yes. Photographs are part of every report.
What does a gutter survey cost?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just call 07833 053749 or send us an email for a price.
Is it a structural engineer’s report?
No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.
Can you tell me if my old gutters contain asbestos?
No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What else we do in Cumnor
Should I look at the roof myself first?
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Before and after the survey
Some practical points come up on survey after survey. They apply to most roofs:
- Get the gutters cleaned out every year
- Check for spilling water in a downpour
- Check that downpipes are firmly fixed to the wall
- Watch for green marks down the brickwork
Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.
Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they typically grow and spilled water harms brickwork and woodwork.
What affects the cost of gutter surveys
When we price a survey, we consider:
- Whether you choose the Basic, Standard or Premium Survey
- The type of building, from a house to a block or an office
- The number of roofs, including extensions and garages
- How complicated the roof is, with its valleys, chimneys and parapets
Every price we give includes VAT. Gutter survey starts from £150, including VAT. We confirm the price for your roof before booking.
Booking your survey
Getting the details right at the start saves time. It is useful to include:
- Anything about access we should know
- The reason for the survey, such as buying, a leak or storm damage
- The style of property, from a terrace to a block

Roofs, chimneys and gutters in Cumnor
The wider area around Cumnor has a long history of building, with Appleton Manor about 1.9 miles south-west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you look after a shop, office or commercial unit, for instance near Westgate Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. Anyone responsible for a site like Cumnor Church of England School (Voluntary Controlled) will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
