Henwood questions
I let a flat near Oxford station. Can you check the roof?
Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and a few details.
Do you cover smaller places like Henwood?
Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Will you walk on the roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.
Can you give me structural calculations?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
Do you check valley and parapet gutters?
Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Parts of them may not be visible, and we will note that in the report.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when you book.
Does the report include photos?
Yes, plenty. Pictures sit next to the findings they show.
Gutter survey in Henwood: what you get
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. We survey valley gutters, outlets and hoppers and fascias and soffits, and the problems we are asked to look at most are leaves and moss blocking gutters and water backing up from a hidden gutter.
In a small place like Henwood, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works
We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Henwood frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The loft space is checked for staining, where it can be reached safely.
- A written report with photos and recommendations follows.
Before we arrive
- Check pets are kept safely away
- Leave side gates unlocked
- Clear the way to the loft hatch

Practical tips
From years of surveys, a few habits stand out:
- Watch for green marks down the brickwork
- Do not leave hidden gutters out of a clear-out
- Watch the gutters during heavy rain
- Have gutters cleared at least once a year
If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.
Henwood homes and their roofs
With Appleton Manor about 1.7 miles west, Henwood sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you look after a shop, office or commercial unit, for example near Westgate Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. For an older house near a landmark like Church of St Peter, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as Wootton St Peter's Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Prices for gutter surveys in Henwood
Not every roof costs the same to survey, and it comes down to:
- Any need for thermal images or a drone flight
- Which survey package you book
- Commercial roofs and larger buildings
- Building height and the viewpoints available
Every price we give includes VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.
Booking your survey
A little information up front helps. It helps to include:
- How the loft is reached, if there is one
- The type of building and roof, such as pitched or flat
- Any stains, drips or damp patches you’ve seen indoors
- The reason for the survey, such as buying, a leak or storm damage
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or send us an email.
What you can safely check yourself
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Different roofs, different checks
Box and secret gutters
A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We check them where they can be seen safely.
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.
