How the survey works

We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a hamlet or village like Henwood, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before the survey

  • Keep pets in another room
  • Find any records of previous roof work
  • If you’re buying, check with the agent that we can get in

How a flat roof survey works in Henwood

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. We survey single-ply membranes, EPDM rubber and mastic asphalt, and people most frequently book us about pools of water lying on the roof and raised blisters across the surface.

Some older homes in villages like Henwood are listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Henwood questions

Will you come out to Henwood?

Yes. Henwood is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is my home in Henwood listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is ponding on a flat roof a problem?

Standing water on a flat roof deserves a closer look. It frequently means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do you go up onto the roof?

It depends on what’s safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.

What a flat roof survey does not cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • The condition of the deck or insulation hidden under the covering
  • A promise that the roof will not leak in future
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and does not.

What we check

  • Upstands and outlets
  • Felt flat roofs
  • Single-ply membranes
  • EPDM rubber
  • Mastic asphalt
  • GRP fibreglass

Before and after the survey

Most of what helps is simple and safe from ground level. A few suggestions:

  • Note the date and type of any roof work
  • Never stand on rooflights or fragile sheeting
  • Clear roof outlets and gutters each autumn
  • Check ceilings under the roof for damp patches

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. It is your choice who carries out the work and when.

Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.

Different roofs, different checks

Rooflights and upstands

Rooflights and fragile sheets are never walked on. They’re inspected from safe positions and recorded with photographs.

EPDM rubber

EPDM is a synthetic rubber membrane, frequently laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

Local flat roofs in Henwood

Historic houses such as Appleton Manor, about 1.7 miles west, show how far back building in the area around Henwood goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you run a business near Westgate Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after. For site and facilities teams at buildings such as Wootton St Peter's Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. The streets around a church such as Church of St Peter are often among the oldest in a place, and if your house is among the older ones nearby, the joins between later flat roofs and the old walls are where problems usually start.

Why act early in Henwood

Standing water on a flat roof rarely sorts itself out. It usually points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. For an older or listed building in a place like Henwood, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
