Eynsham Flat Roof Survey
Flat roof surveys in Eynsham and the rest of Oxfordshire. We survey seven days a week.
- Dips that suggest the deck is deflecting
- Failed seals around rooflight kerbs
- Edge trims that have lifted or split
Honest limits
Some things cannot be seen without opening up the roof, and that sets some limits:
- Parts of the roof that are not safe to walk on or view
- Whether the deck or joists are strong enough
- What’s under the membrane without opening it up
If in doubt, ring 07833 053749 or email us and we will suggest the right survey before booking. What a survey covers and does not.

Flat roof survey in Eynsham: what you get
If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it is holding up and any defects we can see, with photographs of each. That gives you facts to raise with the seller or agent. Common reasons to book are water getting in at rooflights and standing water left after rain, across mastic asphalt, EPDM rubber and single-ply membranes.
Around a smaller place like Eynsham, flat roofs normally cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it’s covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Common questions in Eynsham
Is my home in Eynsham listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Eynsham in the area you cover?
Yes, Eynsham is one of the places we work. Every survey there gets the same written report with photos.
Can you survey any kind of flat roof?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it is holding up.
Will this cover the whole house?
No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.
Do you check flat roofs for asbestos?
We do not test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys.
How do I book a survey in Eynsham?
The quickest way is to phone 07833 053749 or email us. Give us the address and some details about the roof. We survey seven days a week.
Should I look at the roof myself first?
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Rented homes, blocks and businesses
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or email us with the addresses.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
How the survey works
We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. With a bit of garden around a house, as there frequently is around Eynsham, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.

Roof by roof
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.
Rooflights and upstands
Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.
Local flat roofs in Eynsham
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses such as Blenheim Palace, about 4.1 miles north, show how far back building in the area around Eynsham goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If you own one of the older houses in the streets near Church of St Leonard, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you look after a building like Bartholomew School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Hanborough station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Why act early in Eynsham
Most flat roofs are out of sight, so they’re easy to forget. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it won’t come as a surprise. With lower homes, common in places like Eynsham, there is little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.
