Thermal roof surveys in Eynsham

About our thermal roof survey in Eynsham

A thermal camera can help when the cause of damp isn’t obvious. Leaks frequently run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so the findings do not rely on the camera alone. If you’ve noticed damp around roof outlets and upstands and areas losing heat at the eaves and junctions, we can find out what’s behind it.

In smaller places like Eynsham, many homes are bungalows and houses with roofs you can partly see from the ground. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. The forecast decides the day, as calm, dry conditions suit both. Close-up images often show wear on ridges, verges and flashings that cannot be judged properly from ground level.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

The survey, step by step

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. A visit to a smaller place like Eynsham is no different on the day: we look from ground level, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Getting ready for the survey

  • Leave a clear route to the loft
  • Gather any invoices or paperwork from past roof work
  • If it isn’t your property yet, arrange access through the agent

Why get it checked now?

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Looking now, while the damage may still be limited, keeps more options open. Around Eynsham, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.

Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

DIY checks: what’s safe

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Don’t switch the heating off before the visit
  • Use the report as a baseline for later checks
  • Keep a record of when stains appear
  • Remember the conditions on the day affect the results

If you’re buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.

Your questions about thermal roof surveys in Eynsham

Do you carry out roof surveys in Eynsham?

We do. The survey and report are the same in Eynsham as anywhere else.

Do you cover smaller places like Eynsham?

We do. Villages and rural addresses get the same survey as a town house.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Which survey includes thermal imaging?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.

Can you check my loft insulation with a thermal camera?

Thermal images can suggest where heat is escaping and where insulation may be missing. The survey isn’t an energy rating or a heat loss calculation, but the report shows where to look more closely.

What we’re asked to look at in Eynsham

Buyers sometimes want more than a visual look at the roof. The Premium Survey brings thermal imaging and a drone inspection where applicable, with a report the same day, which helps when timescales are tight.

Things that often lead to a survey include:

  • Cold spots on ceilings under the roof
  • Areas of a flat roof that may hold water
  • Water that travels before it shows
  • Thin or uneven insulation in the roof

For site and facilities teams at buildings such as Bartholomew School, a drone or thermal camera can show a large roof in a single visit.

Before booking anyone

  • What follow-up you get after the report
  • Are they insured for the work?
  • How long they’ve been surveying roofs

What a roof survey includes

Different roofs, different checks

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences often show through. Any patterns are checked with moisture readings.

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. The camera can help show where to look.

Flying and imaging in Eynsham

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

With Blenheim Palace about 4.1 miles north, the area around Eynsham has a long history. Older roofs nearby can be steep and hard to see from ground level, and a survey from the air or with a thermal camera does not touch the roof itself. For an older house near a landmark such as Church of St Leonard, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
