How a chimney survey works in Eynsham

Many homes have chimneys that are no longer used. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. If you’ve noticed a stack that appears to lean and damaged chimney pots and cowls, we can find out what’s behind it.

Around Eynsham, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is. The fixings under an older roof often fail before good slates or tiles do.

What you get is a clear record of the chimney stack on the day we saw it. It is useful right away, and a good reference for later.

How the survey changes by roof type

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. The survey looks at whether the lead is tight, sound and well fixed.

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. A structural engineer should confirm whether it is adequate.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Leave close inspection to people with safe access
  • Have brackets on the chimney checked
  • Check that disused chimneys can still breathe
  • Note any damp on chimney breasts and when it appears

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.

Do you need a chimney survey in Eynsham?

Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead flashings can also be stolen.

People usually book a survey after spotting one of these:

  • Damp patches on chimney breasts
  • Unused flues sealed without airflow
  • Worn or missing pointing
  • Signs that a stack is leaning

For landlords with property near Hanborough station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Choosing a roof surveyor

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What follow-up you get after the report
  • Whether you get a written report with photos
  • Are they insured for the work?

What a roof survey includes

What a chimney survey doesn’t cover

To be straight with you, a roof survey has limits:

  • A structural engineer’s assessment
  • Whether the flue is safe to use
  • Whether a gas appliance or its flue is safe

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.

What we look at

  • Lead flashings
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Chimney breasts
  • Flaunching
  • Brick chimney stacks

How the survey works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours for a house, and longer for a large or complex roof. Homes around Eynsham frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Your questions about chimney surveys in Eynsham

Will you come out to Eynsham?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

Can a landlord with a rental near Hanborough station book a roof survey?

Yes, landlords and agents book with us as well as owners. Just phone 07833 053749 or send us an email and let us know about the building.

What happens after the survey?

You will get the report by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

Do you inspect shared chimneys?

Yes. Many houses share stacks with a neighbour. We record the stack as far as we can see it and flag anything on the neighbour’s side.

How do you inspect a chimney without scaffolding?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where it applies. The report is clear about anything that couldn’t be seen.

How do I book a survey in Eynsham?

To book, ring 07833 053749 or use the contact form and let us know the address and what you need to know. We will confirm the price and find a day that suits.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Leave it or get it looked at?

For a buyer, the best time to learn about a chimney is before exchange. After that, any work is yours to arrange and pay for. Our report gives you facts to raise with the seller or agent. Tradespeople may need to travel further to a smaller place like Eynsham, so it’s useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

All our prices include VAT. Our price is from £150, including VAT. You’ll know the exact price before booking.

What a chimney survey looks like in Eynsham

The wider area around Eynsham has a long history of building, with Blenheim Palace about 4.1 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

The streets around a church such as Church of St Leonard are frequently among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as Bartholomew School, a written record of a large roof helps plan work for the holidays rather than in term time.
