Leafield Flat Roof Survey

Why act early in Leafield
Ponding seldom gets better on its own. It usually points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Knowing the cause early gives you more choice over what to do. In a small place like Leafield, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

How a flat roof survey works in Leafield
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey upstands and outlets, GRP fibreglass and mastic asphalt, and common reasons people get in touch are ponding water that doesn’t drain away and blistering in felt or asphalt.
In a village or hamlet like Leafield, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.
We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Different roofs, different checks
Single-ply membranes
Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.
Felt and built-up roofs
Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

What a flat roof survey looks like in Leafield
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. About 2.5 miles south lies Minster Lovell Hall, a reminder of how long the area around Leafield has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.
If you look after a building like Leafield Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Ascott-Under-Wychwood station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What happens on the day
Once we’ve finished looking, we write up our findings in a report with photographs. On timing, it typically takes about one to two hours for most houses, and more on a big or complicated roof. Around Leafield, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from the ground, windows and the roof where it is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photographs and recommendations, comes to you by email.

Your questions about flat roof surveys in Leafield
Is my home in Leafield listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Will you come out to Leafield?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
What do I do with the report?
We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Can you tell me how long my flat roof will last?
A precise figure isn’t something we give, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.
Will you check the loft?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
Can you survey a flat roof on an office or unit?
Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so please ring 07833 053749 or drop us an email with the details.
How many surveys have you done?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.
Common roof problems in Leafield
Buyers often book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photos.
Common reasons to book include:
- Signs of deflection in the roof deck
- Water getting in at rooflights
- Standing water left after rain
- Cracked or split membrane
If your home is one of the older ones in the streets near Church of St Michael and All Angels, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
