Gutter surveys for Leafield homes and businesses

Gutter surveys for homes and businesses in Leafield

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey fascias and soffits, valley gutters and outlets and hoppers, and people most often book us about valley or box gutters that overflow inside and leaks at the gutter joints.

Older buildings in small places like Leafield may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How it works

The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit typically takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a small place like Leafield, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

What a gutter survey looks like in Leafield

Minster Lovell Hall, about 2.5 miles south, is one of the historic houses in the wider area around Leafield. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you let a flat or house near Ascott-Under-Wychwood station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building such as Leafield Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Practical tips

You do not need to be a roofer to help. What helps most:

  • Watch for green marks down the brickwork
  • Make sure downpipe clips are holding
  • Get trees that overhang the gutters trimmed
  • Check for spilling water in a downpour

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.

Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Your questions about gutter surveys in Leafield

Do you survey roofs for landlords with property near Ascott-Under-Wychwood station?

Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or use the contact form with the address and some details.

Will you come out to Leafield?

Yes, Leafield is covered. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and we’ll note that in the report.

Is a CCTV drain survey included?

No, we don’t carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Will you check if gutters are causing damp inside?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

Why it’s worth a survey now in Leafield

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. For older village homes like those around Leafield, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.

Signs you need a gutter survey in Leafield

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

Common reasons to book include:

  • Joints that drip after rain
  • Rotten fascias or stained soffits
  • Downpipes that are split or coming away
  • Leaves and moss blocking gutters

Take an older house close to Church of St Michael and All Angels: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

  • Whether VAT is in the quoted price
  • Which limits apply to the survey
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Their track record with similar roofs
